Updated 16 Oct 2026: this list is built from the public profiles on Member of Architecture on that date. Details such as services and completed-project counts are supplied by each studio. Check the profile, and ask for references, before you appoint anyone.
There are 30 design practices in Mumbai listed on Member of Architecture: 17 architecture studios and 13 interior design studios. 16 of them have had their Council of Architecture registration verified, and 7 have published finished work on MOA that you can look at before making contact. This page lists every one, with what they do and how to reach them directly.
How this list was put together
Worth being straight about the basis, because many "top architects" lists are advertising in disguise. This is not a ranking. For the city's best-known established practices, such as Sanjay Puri Architects and Hafeez Contractor, see our earlier look at 15 leading Mumbai architecture and interior design firms. This page does a different job: it lists every practice on MOA that works in Mumbai, Mumbai Suburban or Navi Mumbai, ordered by the work they have published on MOA and then by the number of completed projects they report.
No paid placements. Nobody paid to appear here, and MOA takes no commission on any project that follows.
Completed-project counts are self-reported by each studio and cover their whole career, not only the work shown on MOA.
COA verification means MOA has checked the architect's registration with the Council of Architecture. Only a registered architect may use the title "architect" in India, under the Architects Act, 1972.
Across the 30 practices listed, the services on offer are: 3d-Rendering, Construction Drawings, Contractor, Design Consultancy, Furniture Design, Interior Designing, Liaison, Plan Approvals, Turn-Key Projects. Not every studio does everything, so check the individual profiles. Scope is the most common source of disagreement later on.

What is different about building in Mumbai
Greater Mumbai plays by its own rulebook. The Municipal Corporation of Greater Mumbai (MCGM, often called the BMC) is the planning authority for the city, and building work in its area is governed by the Development Control and Promotion Regulations for Greater Mumbai, 2034, usually shortened to DCPR 2034, notified by the state Urban Development Department on 8 May 2018. The Unified Development Control and Promotion Regulations that cover most of Maharashtra expressly exclude the MCGM area, so advice written for Pune or Nagpur may not hold here. Three things follow for anyone choosing a designer:
Who signs the drawings. DCPR 2034 requires building plans to be signed by the owner and by an architect, or by a surveyor, engineer, structural engineer or supervisor licensed by the Municipal Commissioner. It defines an architect as a person registered under the Architects Act, 1972.
Redevelopment is its own track. DCPR 2034 has separate provisions for redevelopment, including the reconstruction of old cessed buildings and development on MHADA layouts, with their own tenant-consent and rehabilitation rules. If your project is a society redevelopment rather than a new house or a flat interior, ask whether the studio has worked under these provisions before.
Navi Mumbai is a different authority. Several studios on this list also work in Navi Mumbai, which is outside the MCGM area. Parts of it are planned by CIDCO as a new town development authority, so the rules and the office you file with are not the same as in Mumbai. Check which authority covers your plot first.
Four questions worth asking before you appoint anyone
Most homeowners ask about fees first and regret it. These tell you more:
Have you built on a plot like mine, under the same authority? In Greater Mumbai that usually means MCGM under DCPR 2034, while Navi Mumbai plots and society redevelopment follow different tracks. Someone who has filed with your authority recently saves you months.
What is included, and where does your scope end? Concept drawings, construction drawings, approvals, liaison work and site supervision are often priced separately. Get the boundary in writing.
Who runs my project day to day? At a small studio it is the principal. At a larger one it may not be. That is fine, but you should know before you sign.
Can I speak to a client from two years ago? Recent clients are still in the honeymoon period. Older ones can tell you how the building aged and how overruns were handled.
Three models cover most of the Indian market: a percentage of project cost, a rate per square foot, or a fixed fee for a defined scope. Percentage fees are common on larger residential work, and per-square-foot pricing is more usual for apartment interiors and renovations. Ask which model a studio uses before discussing numbers, because the same total looks very different under each. Our guide to architect and interior designer fees goes into more detail, and the Mumbai construction cost breakdown helps you set a realistic budget for the build itself.
Frequently asked questions
Do I need a registered architect to build in Mumbai?
Not always an architect, but you do need a qualified signatory. Under DCPR 2034, plans for building permission in Greater Mumbai are signed by the owner and by an architect registered with the Council of Architecture, or by a surveyor, engineer or supervisor licensed by MCGM. The same regulations say no permission is needed for tenantable repairs to an existing approved building, or for safety grills on windows. Interior work that affects structure, plumbing stacks or the facade is a different matter, and housing societies have their own rules, so confirm with MCGM and your society before you begin.
How long does a residential project take?
Design and drawings typically take two to four months, approvals vary by authority and by how complete the file is, and construction of a full house usually takes a year or more. Apartment interiors are faster, commonly three to five months from design to handover.
Does MOA charge for introductions?
No. Enquiries go straight to the studio, with no commission on either side.
How do I check an architect's registration?
Look for COA verification on their MOA profile, or confirm their registration with the Council of Architecture. Our COA guide explains how.
