Updated 17 Oct 2026: this list is built from the public profiles on Member of Architecture on that date. Details such as services and completed-project counts are supplied by each studio. Check the profile, and ask for references, before you appoint anyone.
There are 7 design practices in Vadodara listed on Member of Architecture: 4 architecture studios and 3 interior design studios. 4 of them have had their Council of Architecture registration verified, and 1 have published finished work on MOA that you can look at before making contact. This page lists every one, with what they do and how to reach them directly.
How this list was put together
Worth being straight about the basis, because many "top architects" lists are advertising in disguise. This is not a ranking of the best architects in Vadodara: nobody can credibly produce that. It is every practice on MOA that works in the city, ordered by the work they have published on MOA and then by the number of completed projects they report.
No paid placements. Nobody paid to appear here, and MOA takes no commission on any project that follows.
Completed-project counts are self-reported by each studio and cover their whole career, not only the work shown on MOA.
COA verification means MOA has checked the architect's registration with the Council of Architecture. Only a registered architect may use the title "architect" in India, under the Architects Act, 1972.

Building rules in Vadodara: VMC, VUDA and the CGDCR
Before you brief anyone, it helps to know which authority your plot falls under. Inside city limits that is the Vadodara Municipal Corporation (VMC). Beyond them, much of the surrounding area comes under the Vadodara Urban Development Authority (VUDA), and VMC's own fire NOC form asks applicants which of the two areas the building is in. Both work to the same state rulebook: the Comprehensive General Development Control Regulations, 2017 (CGDCR), issued by Gujarat's Urban Development and Urban Housing Department. VMC publishes the original October 2017 notification on its own website, and the procedure regulations place VUDA in category D1, alongside the development authorities of Ahmedabad, Gandhinagar, Surat and Rajkot. Applications go through the state's Online Development Permission System on eNagar; under the ODPS 2.0 circular of 2 December 2020, buildings up to 15 m tall must be filed online. Our guide to building permission in Ahmedabad walks through the same Gujarat process step by step.
A few points that shape how you hire in Vadodara:
Persons on Record. The owner appoints an Architect on Record or Engineer on Record and a Structural Engineer on Record, and a Supervisor on Record where the built-up area is more than 250 sq m or the building is an apartment, commercial or other non-residential building (CGDCR Part I, as modified up to October 2019). Anyone registered with VMC or VUDA may practise across the whole state. Ask the studio who will sign your file, and whether they are registered with VMC or VUDA (VMC's FAQ page refers applicants to registered professionals).
Check for a TP scheme. VMC's Town Development Department publishes draft, preliminary and final town planning schemes for areas including Gotri, Bhayli, Sevasi, Tandalja, Tarsali and Vadadala. Final plots under a scheme, as the state's Town Planning and Valuation Department explains, are reduced in size to make room for roads and public spaces, so yours can be smaller than the land in your deed. VMC's FAQ lists the zoning certificate and the B or F form among the usual documents, and asks for the town planning officer's opinion where the property is in a draft scheme.
Vadodara's extra NOCs. The same FAQ lists the no-objection certificates a site may need, among them airport (in the flight funnel), the Archaeological Survey of India (within 200 m of a notified monument), the railway (within 30 m of the track), GAIL (where a gas line passes through or beside the plot), irrigation (beside a canal) and the electricity company (where HT or LT lines cross). The FAQ is undated and partly predates the CGDCR, so use it as a checklist, not for timelines.
VUDA has rules of its own. CGDCR Part II, as notified on 3 October 2019, gives VUDA its own FSI table and some extra provisions. In villages inside the air pollution boundary, layouts need internal roads at least 9 m wide, ground-floor built-up area is capped at 30% and you must plant 4 trees per building or 50 per hectare. Along five named roads, including Chhani GSFC to the Jambuva bypass (20 m) and Bird Circle to the Jetalpur underpass (12 m), the setback is a fixed distance measured from the road's centre line. In VUDA's Restricted Residential Zone, only half the plot follows normal residential rules; the rest is limited to affordable housing units of up to 80 sq m.
Timelines. Under Part I, the authority is to scrutinise a complete application within 30 days of the scrutiny fee being paid. A permission lapses if the authority is not told that work has started within 12 months of the grant, and it can be revalidated a year at a time up to four years in total. Building Use Permission, needed before you move in, is to be decided within 21 days of the completion application, and VMC's FAQ gives the same 21 days.
The state has amended the CGDCR many times since 2019, and the Town Planning and Valuation Department lists every notification, including a July 2026 draft that would move the rules to a zone-wise negative list. Ask your architect to check the current position for your plot, especially for FSI, setbacks and parking.
Four questions worth asking before you appoint anyone
Most homeowners ask about fees first and regret it. These tell you more:
Have you built on a plot like mine, under the same authority? Approval processes differ by authority and zone. Someone who has filed with yours recently saves you months.
What is included, and where does your scope end? Concept drawings, construction drawings, approvals, liaison work and site supervision are often priced separately. Get the boundary in writing.
Who runs my project day to day? At a small studio it is the principal. At a larger one it may not be. That is fine, but you should know before you sign.
Can I speak to a client from two years ago? Recent clients are still in the honeymoon period. Older ones can tell you how the building aged and how overruns were handled.
Three models cover most of the Indian market: a percentage of project cost, a rate per square foot, or a fixed fee for a defined scope. Percentage fees are common on larger residential work, and per-square-foot pricing is more usual for apartment interiors and renovations. Ask which model a studio uses before discussing numbers, because the same total looks very different under each. Our guide to architect and interior designer fees goes into more detail.
Frequently asked questions
Do I need a registered architect to build in Vadodara?
You need a registered professional, though not necessarily an architect. Under the CGDCR, the owner must appoint an Architect on Record or an Engineer on Record, registered with VMC, VUDA or another listed authority, to certify the design and see the file through to Building Use Permission. Interior work inside an existing flat usually does not need a permission, but anything affecting structure, plumbing stacks or the facade generally does, and housing societies have their own rules. Confirm with your local authority before you begin.
Is my plot under VMC or VUDA?
Inside city limits it is VMC. Beyond them, check whether the plot is in VUDA's area. The CGDCR asks for a zoning certificate from the competent authority with every application, so the authority that issues yours is the one you file with. If the seller cannot produce one, ask your architect to confirm before you buy.
How long does a residential project take?
Design and drawings typically take two to four months, approvals vary by authority and by how complete the file is, and construction of a full house usually takes a year or more. Apartment interiors are faster, commonly three to five months from design to handover.
Does MOA charge for introductions?
No. Enquiries go straight to the studio, with no commission on either side.
How do I check an architect's registration?
Look for COA verification on their MOA profile, or confirm their registration with the Council of Architecture. Our COA guide explains how.
