Updated 17 Oct 2026: this list is built from the public profiles on Member of Architecture on that date. Details such as services and completed-project counts are supplied by each studio. Check the profile, and ask for references, before you appoint anyone.
There are 5 design practices in Ludhiana listed on Member of Architecture: 2 architecture studios and 3 interior design studios. 2 of them have had their Council of Architecture registration verified, and 2 have published finished work on MOA that you can look at before making contact. This page lists every one, with what they do and how to reach them directly.
How this list was put together
Worth being straight about the basis, because many "top architects" lists are advertising in disguise. This is not a ranking of the best architects in Ludhiana: nobody can credibly produce that. It is every practice on MOA that works in the city, ordered by the work they have published on MOA and then by the number of completed projects they report.
No paid placements. Nobody paid to appear here, and MOA takes no commission on any project that follows.
Completed-project counts are self-reported by each studio and cover their whole career, not only the work shown on MOA.
COA verification means MOA has checked the architect's registration with the Council of Architecture. Only a registered architect may use the title "architect" in India, under the Architects Act, 1972.

Not every studio does everything, so check the individual profiles. Scope is the most common source of disagreement later on.

Building rules in Ludhiana: MC Ludhiana, GLADA and the 2018 bye-laws
Before you brief anyone, it helps to know who approves your plans. Inside city limits that is the Municipal Corporation Ludhiana (MCL). Its citizen charter gives the Town Planning Branch the job of enforcing the building provisions of the Punjab Municipal Corporation Act, 1976, including the building bye-laws, sanctioning building plans and handling change of land use cases. Around the city, the Greater Ludhiana Area Development Authority (GLADA) was set up by the state's Department of Housing and Urban Development under section 29(1) of the Punjab Regional and Town Planning and Development Act, 1995. Its constitution notice covers the revenue district of Ludhiana and the Phillaur tehsil of Jalandhar district. GLADA runs its own building plan approval, publishes the Ludhiana master plan to 2031, and posts zoning plans for licensed colonies and mega projects. If your plot is in a licensed colony, its zoning plan is worth reading before the first meeting.
A few points that shape how you hire in Ludhiana:
The rulebook. In municipal areas, building work follows the Punjab Municipal Building Bye-Laws, 2018, notified by the Department of Local Government on 22 November 2018 for every Municipal Corporation, Council and Nagar Panchayat in the state (clause 1.3). They have been amended since, including by a notification of 31 December 2019. A newer state code, the Punjab Unified Building Rules, 2025, did not last: The Tribune reported on 28 April 2026 that the state had withdrawn the rules after the Punjab and Haryana High Court stayed key provisions, and that construction is again governed by the 2018 bye-laws and the Punjab Urban Planning and Development Building Rules, 2021.
Who signs. Under clause 3.11.1, plans are signed by the owner and by an architect registered with the Council of Architecture, or by a civil engineer who is an associate or fellow member of the Institution of Engineers (India), but only for plots up to 500 sq m. On a larger plot, you need an architect.
Self-certification. For plotted residential, commercial and industrial buildings on plots up to 500 sq m and up to 15 m tall (17.5 m with a 2.5 m stilt), an architect empanelled with the municipal authority can certify that the plans comply, and the permit is deemed granted (clause 3.14.1). The architect then files progress certificates at excavation, DPC, roof level and completion, and you must wait 15 days after the DPC report before building further. GLADA offers a similar route for residential plots up to 500 sq yd through architects it empanels. Ask a studio whether it is empanelled with MCL or GLADA.
Timelines. A complete application is to be decided within 30 days for plotted residential buildings and 60 days for other buildings. If nothing arrives, the applicant gives a further 15-day notice, after which the plan is deemed sanctioned (clause 3.14.2). GLADA's page gives 30 working days for residential and 60 for commercial plots. Completion is to be decided within 30 days (clause 3.17.1), and regular water supply and electricity NOCs follow the completion certificate (clause 3.16).
Validity. Since the 2019 amendment, a sanction is valid for three years for buildings up to 15 m tall, four years above that, and two years for additions and alterations. Revalidation costs a quarter of the scrutiny fee then in force.
Applications are online. MCL's online services send building plan sanction to eNaksha, the Department of Local Government's portal for automating approvals in 165 urban local bodies and 27 improvement trusts. Architects register on it to file. The eNaksha home page now also links to an upgraded portal on the department's mSeva site and to a self-certification tutorial, so ask your architect which one they will file on.
These points come from the bye-laws and the authorities' own pages, and the state has amended the bye-laws more than once since 2018. Ask your architect to check the current position for your plot, especially setbacks, coverage, height and parking.
Four questions worth asking before you appoint anyone
Most homeowners ask about fees first and regret it. These tell you more:
Have you built on a plot like mine, under the same authority? Approval processes differ by authority and zone. Someone who has filed with yours recently saves you months.
What is included, and where does your scope end? Concept drawings, construction drawings, approvals, liaison work and site supervision are often priced separately. Get the boundary in writing.
Who runs my project day to day? At a small studio it is the principal. At a larger one it may not be. That is fine, but you should know before you sign.
Can I speak to a client from two years ago? Recent clients are still in the honeymoon period. Older ones can tell you how the building aged and how overruns were handled.
Three models cover most of the Indian market: a percentage of project cost, a rate per square foot, or a fixed fee for a defined scope. Percentage fees are common on larger residential work, and per-square-foot pricing is more usual for apartment interiors and renovations. Ask which model a studio uses before discussing numbers, because the same total looks very different under each. Our guide to architect and interior designer fees goes into more detail. Frequently asked questions
Do I need a registered architect to build in Ludhiana?
You need a qualified professional to sign your plans, though not always an architect. Under the Punjab Municipal Building Bye-Laws, 2018, plans are signed by a COA-registered architect, or by a civil engineer who is an associate or fellow member of the Institution of Engineers (India) for plots up to 500 sq m. Only an empanelled architect can use the self-certification route. Interior work usually needs no permit: clause 3.12.1 lists flooring, painting, false ceilings at the permitted clear height and internal partitions within the bye-laws among the works that need no notice. Anything affecting structure or the facade generally does, and housing societies have their own rules. Confirm with MCL or GLADA before you begin.
Is my plot under MC Ludhiana or GLADA?
Inside municipal limits, plans go to MC Ludhiana through eNaksha. GLADA approves plans for plots under its own building plan procedure and publishes zoning plans for the licensed colonies in its area. Ask the seller or the colony developer which authority approved the layout, and ask your architect to confirm before you buy.
How long does a residential project take?
Design and drawings typically take two to four months, approvals vary by authority and by how complete the file is, and construction of a full house usually takes a year or more. Apartment interiors are faster, commonly three to five months from design to handover.
Does MOA charge for introductions?
No. Enquiries go straight to the studio, with no commission on either side.
How do I check an architect's registration?
Look for COA verification on their MOA profile, or confirm their registration with the Council of Architecture. Our COA guide explains how.
