Updated 17 Oct 2026: this list is built from the public profiles on Member of Architecture on that date. Details such as services and completed-project counts are supplied by each studio. Check the profile, and ask for references, before you appoint anyone.
There are 14 design practices in Noida listed on Member of Architecture: 8 architecture studios and 6 interior design studios. 7 of them have had their Council of Architecture registration verified, and 1 has published finished work on MOA that you can look at before making contact. The list includes studios that work in Greater Noida, which has its own development authority. This page lists every one, with what they do and how to reach them directly.
How this list was put together
Worth being straight about the basis, because many "top architects" lists are advertising in disguise. This is not a ranking of the best architects in Noida: nobody can credibly produce that. It is every practice on MOA that works in the city, ordered by the work they have published on MOA and then by the number of completed projects they report.
No paid placements. Nobody paid to appear here, and MOA takes no commission on any project that follows.
Completed-project counts are self-reported by each studio and cover their whole career, not only the work shown on MOA.
COA verification means MOA has checked the architect's registration with the Council of Architecture. Only a registered architect may use the title "architect" in India, under the Architects Act, 1972.
Across the 14 practices listed, the services on offer are: 3d-Rendering, Construction Drawings, Contractor, Design Consultancy, Furniture Design, Interior Designing, Liaison, Plan Approvals, Turn-Key Projects. Not every studio does everything, so check the individual profiles. Scope is the most common source of disagreement later on.

Building rules in Noida: the Noida Authority and its 2010 regulations
Noida is an industrial development area, and building plans are approved by the New Okhla Industrial Development Authority (the Noida Authority), which was set up in 1976 under the Uttar Pradesh Industrial Area Development Act. The authority says its area covers about 20,316 hectares and 81 villages of Gautam Buddh Nagar district, with the Hindon river as its eastern edge. Beyond the Hindon is the Greater Noida Industrial Development Area, which has its own authority and its own rulebook, the Greater Noida Industrial Development Area Building Regulation, 2010. Delhi's rules, covered in our Delhi building plan guide, do not apply on this side of the Yamuna.
A permit before you build. Regulation 4 says no building, boundary wall or fencing may be put up without a prior permit from the authority's Chief Executive Officer or an officer the Chief Executive Officer authorises.
Who may sign. Plans are certified by a "Technical Person". Appendix 12 says an architect must be registered with the Council of Architecture, and may submit all plans for a building permit, structural details for buildings on plots up to 500 sq m and up to four storeys, and supervision certificates for all buildings. A qualified civil engineer may submit building plans for plots up to 1,000 sq m.
Your architect carries real liability. The owner and the Technical Person are jointly liable for violations and submit an indemnity bond to the authority. A Technical Person found responsible for a violation can be blacklisted from practising in the area for five years (regulation 12). Ask whoever you appoint how often they have filed with the Noida Authority.
Decision time. If the authority neither sanctions nor refuses an application within 60 days, it is deemed sanctioned, provided the applicant tells the Chief Executive Officer in writing within 20 days after that (regulation 13). Objections must be cleared within 60 days or the plan stands rejected and the fee is forfeited.
Validity. A sanctioned building plan is valid for five years (regulation 15). Revalidating it within that period costs 10 per cent of a fresh permit fee (regulation 10).
Occupancy certificate. No building may be occupied, in whole or in part, until the authority issues an occupancy certificate (regulation 20). Multi-storey buildings also need clearance from the Chief Fire Officer.
Work that needs no permit. Whitewashing and painting, plastering and flooring, renewing a roof at the same height, rebuilding parts damaged by a natural calamity to the extent approved before, and internal changes within the building envelope certified and supervised by a Technical Person need no application (regulation 5), as long as they meet the National Building Code's requirements on structure and fire safety.
The authority's Building Regulations and Directions page lists these regulations with amendments from 2011 and 2015, published in Hindi. Those amendments change rules on FAR, ground coverage, balconies, canopies and parking, not the procedure above. Uttar Pradesh is also preparing common building regulations for its industrial development authorities, including Noida, Greater Noida and YEIDA: in July 2026 KNN India reported that the draft was expected to go to the state Cabinet. So ask your architect which version applies to your plot before you settle FAR, setbacks or parking.
Four questions worth asking before you appoint anyone
Most homeowners ask about fees first and regret it. These tell you more:
Have you built on a plot like mine, under the same authority? Approval processes differ by authority and zone. Someone who has filed with yours recently saves you months.
What is included, and where does your scope end? Concept drawings, construction drawings, approvals, liaison work and site supervision are often priced separately. Get the boundary in writing.
Who runs my project day to day? At a small studio it is the principal. At a larger one it may not be. That is fine, but you should know before you sign.
Can I speak to a client from two years ago? Recent clients are still in the honeymoon period. Older ones can tell you how the building aged and how overruns were handled.
Three models cover most of the Indian market: a percentage of project cost, a rate per square foot, or a fixed fee for a defined scope. Percentage fees are common on larger residential work, and per-square-foot pricing is more usual for apartment interiors and renovations. Ask which model a studio uses before discussing numbers, because the same total looks very different under each. Our guide to architect and interior designer fees goes into more detail, and the Delhi NCR construction cost breakdown helps you set a realistic budget for the build itself.
Frequently asked questions
Do I need a registered architect to build in Noida?
You need a qualified professional, though not necessarily an architect. Under the Noida Authority's 2010 regulations, plans are certified by a Technical Person: an architect registered with the Council of Architecture can submit plans for any building permit, and a qualified civil engineer can submit building plans for plots up to 1,000 sq m. Painting, flooring and internal changes within the building envelope that a Technical Person certifies and supervises need no permit. Other work, such as adding floor area or changing the structure, generally does, and housing societies have their own rules. In Greater Noida, check with the Greater Noida authority, whose regulations are separate.
How long does a residential project take?
Design and drawings typically take two to four months, approvals vary by authority and by how complete the file is, and construction of a full house usually takes a year or more. Apartment interiors are faster, commonly three to five months from design to handover.
Does MOA charge for introductions?
No. Enquiries go straight to the studio, with no commission on either side.
How do I check an architect's registration?
Look for COA verification on their MOA profile, or confirm their registration with the Council of Architecture. Our COA guide explains how.
Browse every practice on Member of Architecture, look at their published work and message studios directly. If you practise in Noida and are not listed here, create a profile. It is free and takes a few minutes.
