What to build a Rajasthan house with: thick masonry walls, an insulated roof, Kota stone and sandstone, lime plaster and jaalis, with IMD climate data and CPWD DSR 2023 rates.
For a house in Jaipur, Jodhpur or elsewhere in Rajasthan, build thick, massive walls in local sandstone, brick or fly ash brick, insulate the roof and give it a pale lime or reflective top, floor it in Kota stone, and finish it in lime plaster with shaded openings and jaalis. The sun is the main load here: both cities see May days above 41°C, little rain, and the lowest seismic zone in the code.
About the numbers below: climate figures are IMD normals for 1991 to 2020. Material and stone facts come from the BIS standards, the Indian Bureau of Mines and the research named. Prices are indicative CPWD Delhi Schedule of Rates 2023 figures, based on April 2023 Delhi rates, because we could not open an official copy of the Rajasthan PWD BSR. They are not quotes.
IMD's climatological table for Jaipur, 1991 to 2020 gives a mean daily maximum of 41.1°C in May and a mean daily minimum of 8.4°C in January. Rain averages 600.3 mm a year over about 34 rainy days. For Jodhpur, the same table gives 41.2°C in May, 9.6°C in January and only 370.2 mm of rain over about 21 rainy days. In both cities, about 89% of the year's rain falls from June to September.
The Bureau of Energy Efficiency's Eco Niwas Samhita 2018, the energy code for homes, puts Jodhpur, Bikaner, Jaisalmer and Kota in the hot-dry zone, and Jaipur in the composite zone. Either way, the job is to keep the summer sun out and allow for cold winter nights.
The Central Ground Water Board's Jaipur district brochure lists sandy loams, sandy clays and wind-blown sand over alluvium, quartzite and schist. Its Jodhpur brochure describes desert soils and dunes, with hard rock (Jodhpur sandstone, granite and rhyolite) under a thin blanket of alluvium and wind-blown sand. Our guidance: pay for a soil investigation before the engineer fixes the foundation.
The earthquake code in force, IS 1893 (Part 1): 2016, lists Jaipur, Jodhpur, Kota, Udaipur and Ajmer in Seismic Zone II, with a zone factor of 0.10, and Bikaner in Zone III. BIS released a 2025 edition in November 2025 and withdrew it by gazette notification in March 2026, reinstating the 2016 code, as ETV Bharat reported. For wind, IS 875 (Part 3): 2015 gives Jaipur and Jodhpur a basic wind speed of 47 m/s.
Zone II still needs detailing: IS 4326: 2013 puts an ordinary house here in Category B, which calls for lintel and roof bands in load-bearing masonry. IS 13920: 2016 ductile detailing for RCC frames is optional in Zone II; ask your engineer.
The BIS Handbook on Functional Requirements of Buildings (SP 41) (1987) prefers heavy, massive buildings with thick walls and roofs in a hot-dry climate, asks for external walls of brick or similar local material at least 22.5 cm thick, and sets the long axis east to west.
Mass alone does not insulate. Using Eco Niwas Samhita's conductivity values (burnt clay brick 0.98, fly ash brick 0.856, AAC 0.184 W/m·K), our illustrative U-values with 12 mm plaster each side are:
Our guidance: thick brick, fly ash brick or local stone for most walls, with AAC or an insulated cavity on the west and south faces. AAC goes in as infill in an RCC frame, with sill and lintel bands.
The January 2024 amendment to the ash notification, S.O. 05(E), says building projects within 300 km of a coal or lignite power plant, including those of "all private agencies", shall use ash bricks, tiles or other ash-based products if they cost no more than the CPWD or state PWD Schedule of Rates price. It does not say whether this binds a family's own house, so check with your architect and local authority, and treat fly ash brick as the default where it is available.
Flat stone slab roofs are still built in Rajasthan: the Rajasthan Housing Board's Basic Schedule of Rates 2024 still carries an item for stone slab roofing. SP 41's hot-dry roof is 10 cm of RCC with 7.5 cm of mud phuska and 7.5 cm of lime concrete or brick tiles on top.
That build-up beats a bare slab but misses today's target. Eco Niwas Samhita caps the roof U-value at 1.2 W/m²K in every climate zone. By the code's method, our illustrative figures are:
Our guidance: insulate the roof whatever it is made of, finish it pale (white lime, reflective tiles or a high-albedo coating), and slope it properly to drains for the few heavy monsoon weeks.
The Indian Bureau of Mines' Minerals Yearbook 2020 review of dimension stones describes what Rajasthan quarries.
Our guidance: outdoors and in wet areas, choose a natural split, flamed or rough-dressed finish rather than a polished one, for grip.
A 2024 paper in the Journal of Traditional Building, Architecture and Urbanism documents two Rajasthani lime plasters, a craft of lime workers from Sardarshahar:
Our guidance: keep araish for feature walls, done by a specialist artisan. For the whole house, a light-coloured lime or lime-cement plaster is the practical modern equivalent.
Shade does the rest. SP 41 asks for windows in hot-dry areas to be shaded by external louvers or sun-breakers, and for courtyards where tight sites leave rooms without open space. In our reading, a sandstone jaali does the same job as a sun-breaker: it cuts direct sun and glare while letting air through.
On 001-MG, a 4,000 sq ft project in Jodhpur, the architect describes a facade rooted in Jodhpur's sandstone tradition, mixing red and white sandstone.
Indicative only. From the CPWD Delhi Schedule of Rates 2023, Vol. 1 (in force from 16.10.2023), based on Delhi market rates in April 2023. Item rates include GST on works contracts; basic material rates exclude it. Rajasthan PWD's own Basic Schedule of Rates sits on a login-only state portal, so we could not quote it.

Thick walls of brick, fly ash brick or local stone, with AAC on the west and south faces; an insulated RCC or stone slab roof with a pale finish; Kota stone floors; and lime or light-coloured plaster.
Yes. The Indian Bureau of Mines notes its natural split, non-slip surface and high strength. CPWD's DSR 2023 rate for 25 mm Kota stone flooring is ₹1,948.25 per sq m, based on April 2023 Delhi prices.
Sandstone is quarried around Jodhpur and across Rajasthan, and suits walls, cladding, paving and jaalis. Order slabs to IS 3622, and have load-bearing stone walls designed to IS 4326.
Zone II, with a zone factor of 0.10, under IS 1893 (Part 1): 2016. Jodhpur is also in Zone II.
Lime plasters such as thappi and araish have a long record here, and research describes thappi as waterproof on stone-slab roofs. They need skilled artisans. Our guidance: for most new houses, a light colour and roof insulation matter more than the binder.
Choosing materials for your plot, orientation and budget is an architect's job. Find an architect on MOA, or see architects and interior designers in Jaipur.
