A to-scale plan for a 4 x 10 ft flat balcony: seating, plants and drainage, anti-skid and deck flooring, railing heights from the bye-laws, grills, glass, and a utility corner, with prices we could source.
Good balcony design for a home, especially a flat, starts with three decisions: where people sit, where water goes and how high the railing is. On a typical 3 to 5 ft deep balcony, put seating against the house wall, keep the doorway clear, raise pots off the floor so water runs to the outlet, and make sure the railing stands 1.0 to 1.2 m above the finished floor, the range the Model Building Bye-Laws set.
Below, we plan a 4 x 10 ft balcony step by step, with prices we could source. For the vastu view, read our vastu guide to balconies, terraces and gardens.
About the numbers below: railing heights come from the Model Building Bye-Laws 2016 and the Kerala Municipality Building Rules, loads from IS 875. Furniture and deck tile prices are IKEA India's listed prices. Grill, glass railing and sliding window figures are a market range: the middle half of seller asking prices on IndiaMART's category pages, plus one maker's installed price, all read on 21 Oct 2026. Sellers do not say consistently whether GST or fixing is included, so use them as a starting point for quotes. "Our guidance" means common practice, not a standard.
The Model Building Bye-Laws 2016 define a balcony as a horizontal projection, cantilevered or otherwise, with a parapet, handrail or balustrade, used as a passage or sit-out (MBBL 2016, definition 13). In group housing they allow balconies 1.2 m wide, up to 3.5 sq m per bedroom and no more than three per flat, as projections that do not count towards FAR (section 4.21(c)(iii)). That is why so many flat balconies are about 4 ft deep.
At that depth, split the balcony into three zones (our guidance):
A 450 mm deep bench leaves 769 mm to the railing, enough for a small table or a folding chair.
Foldable furniture suits a balcony you also use for drying clothes or plants. IKEA India lists the TÄRNÖ foldable outdoor chair at ₹1,950, the FEJAN foldable chair at ₹1,450, the TORPARÖ 50 cm balcony table at ₹1,990 and the ASKHOLMEN wall-mounted folding table (70 x 44 cm) at ₹2,990 (IKEA India outdoor furniture, read 21 Oct 2026).
A built-in bench gives the most seats per foot and hides storage. Build it in masonry or treated plywood with a stone or tiled top, about 450 mm high and 400 to 450 mm deep, raised so water runs underneath (our guidance). A ready-made alternative is a storage box used as a bench: IKEA's NÄMMARÖ indoor/outdoor storage box measures 80 x 40 x 45 cm and is listed at ₹6,990.
A balcony swing or hanging chair needs the most care. We found no Indian maker's fixing instruction we could open, so this is our guidance:
Wet soil is heavy. IS 875 (Part 2) designs balconies in dwellings for an imposed load of 3.0 kN per sq m, about 306 kg per sq m, plus 1.5 kN per metre run at the outer edge (IS 875 Part 2, Table 1). Moist earth weighs 1,600 to 2,000 kg per cubic metre (IS 875 Part 1, Table 1), so a 300 mm deep soil bed weighs 480 to 600 kg per sq m before the planter, the plant or the water.
As practical guidance:
IS 1742 asks for rain-water leaders from roofs and terraces to be screened with gratings to keep leaves and debris out (IS 1742, clause 6.2.3.1). Fit one, keep soil out of it and clear it before the monsoon. If you retile, keep the floor falling towards the outlet (about 1 in 100 is common practice) and carry the waterproofing up the walls; our waterproofing guide covers the products and the climate differences.
Choose a matt, textured tile that the maker sells for outdoor or wet areas, not a glossy living-room tile (our guidance).
Interlocking deck tiles click together over the old floor and lift out for cleaning. IKEA India lists RUNNEN acacia decking at ₹2,950 and ALTAPPEN light grey decking at ₹1,250, each for a 0.81 sq m (9 sq ft) pack, with RUNNEN edging strips at ₹299 (IKEA India outdoor flooring, read 21 Oct 2026). A 4 x 10 ft balcony needs five packs: about ₹14,750 in acacia or ₹6,250 in ALTAPPEN. Leave the outlet uncovered.
The Model Building Bye-Laws 2016 say that parapet walls and handrails on the edges of roof terraces, balconies and verandahs shall be not less than 1.0 m and not more than 1.2 m high from the finished floor level (MBBL 2016, section 4.12, page 55). States adapt them: Kerala's municipal rules, for example, ask high-rise buildings (more than four floors or 15 m) for parapets or guard rails at least 1.20 m high on any slab or balcony with a drop of 2 m or more, firmly fixed to the walls and slabs (Kerala Municipality Building Rules, Chapter XVII, rule 113).
The same rule says metal grills should not use continuous horizontal members, to prevent climbing, and glass guard rails must be of glass reinforced against breaking. For staircases in high-rise buildings, it limits gaps between balusters to 10 cm (rule 112). We found no rule we could open that sets a baluster gap for flat balconies, so our guidance is to keep every gap, including the one above the floor, to 100 mm or less. We could not open the National Building Code (SP 7) text for this post, so check it with your architect.
Watch for climbable furniture: a 450 mm bench or pot against a 1,100 mm railing leaves only 650 mm of guard above it. Keep seating against the house wall, or raise the guard where something must sit at the edge. For strength, IS 875 (Part 2) designs balcony parapets and balustrades in private dwellings for a horizontal load of 0.35 kN per metre run (Table 3); ask a fabricator how new posts are anchored.
Mild steel (MS) grills are usually priced by weight. On IndiaMART's iron window grill page, the middle half of per-kg listings ran from about ₹105 to ₹130 per kg (12 listings, read 21 Oct 2026). Ask for vertical bars, a powder or enamel coat, and a lockable panel for escape and cleaning (our guidance).
Invisible grills are stainless steel cables strung across the opening above the railing. Chirag Nettings, a Vasai maker, describes 316L stainless steel cables of 2.5 to 3 mm with 2 to 4 inch gaps, priced at about ₹150 per sq ft with installation and a five-year warranty (MGS Architecture). Across 27 IndiaMART listings priced per sq ft, the middle half ran from about ₹100 to ₹210 per sq ft. They keep the view open but do not replace the railing below them.
Glass railings make a narrow balcony feel wider. Ask for toughened laminated glass, so the panel stays in place if it cracks, set in a top rail or a channel the fabricator can show you (our guidance; Kerala's rules bar unreinforced glass). On IndiaMART's stainless steel glass railing page, the middle half of per-foot listings ran from about ₹800 to ₹1,700 per running foot (16 listings).
Enclosing a balcony with sliding glass keeps out dust, rain and pigeons, but it changes the facade, and the bye-laws allow balconies as projections not counted towards FAR. In July 2026 the Bombay High Court, hearing a dispute over a neighbour's enclosed terraces in Panvel, said that unauthorised enclosures "cannot be countenanced" and directed the Maharashtra government to frame guidelines on which flat alterations need permission, to be filed by 15 January 2027 (LiveLaw, 18 July 2026).
We cannot say what your city allows. Read your society's bye-laws, ask the committee in writing, and ask an architect whether the local authority needs an application. If you go ahead, aluminium sliding windows on IndiaMART's category page ranged from about ₹330 to ₹600 per sq ft for the middle half of 27 listings.
West-facing balconies need shade first. Bamboo chick blinds, outdoor roller blinds or a retractable awning fix to the slab above and roll up in a storm; a light pergola of aluminium or timber slats should hang from the slab, not rest on the railing (our guidance). We found no published Indian rates for these we could cite, so get local quotes.
Use a warm wall light or a strip under the bench, not a bright overhead bulb. Where rain can reach, choose fittings rated IP44 or more for a covered balcony and IP65 for an exposed wall, on an earthed circuit with an RCCB (our guidance).
Many flats have a second balcony off the kitchen or a bathroom; the bye-laws even allow a 1.2 m wide balcony off a toilet for drying clothes (MBBL 2016, section 4.21(c)(iv)). If the washing machine goes there, follow the maker's placement rules. Samsung India asks for a hard, straight surface, space around the machine for ventilation, and no direct sunlight, which can make it overheat (Samsung India). Samsung's installation guide for the Caribbean adds a gap of 10 to 15 cm to the wall and says the machine should not be exposed to moisture such as rain (Samsung).
So give the machine a covered corner, a raised stand, a tap with a covered socket above it and a floor trap. Put drying overhead on a ceiling pulley dryer, or on a wall-mounted folding rack.
Furnishing the plan above, at prices we could source. Retiling, waterproofing or a new railing is extra.

The railing does the safety work: 1.0 to 1.2 m high with vertical bars at 100 mm gaps or less. Above it, invisible grills keep the view (about ₹100 to ₹210 per sq ft on IndiaMART); MS grills are sturdier but block more light.
On IndiaMART, steel and glass railings mostly ran ₹800 to ₹1,700 per running foot, and aluminium sliding windows ₹330 to ₹600 per sq ft. Both are market ranges.
Do not assume so. Your society and local authority decide, and the Bombay High Court has asked Maharashtra to set out which alterations need permission. Ask first.
Seat people against the house wall, keep the door zone clear, group plants by the outlet and keep anything climbable off the railing.
Only from the RCC slab with a load-rated hook and anchor, near the house wall. If in doubt, use a chair on its own stand.
