False ceiling price per sq ft in 2026: POP, gypsum board and PVC compared on cost, build-up, weight, damp, fire and repair, with wooden, metal and grid ceilings.
False ceiling price per sq ft in India in 2026 runs about ₹60 to ₹180 for POP, ₹75 to ₹150 for gypsum board and ₹70 to ₹230 for PVC, installed, going by four cost guides published this year. Grid and mineral fibre ceilings sit around ₹85 to ₹150, metal at ₹150 to ₹300, and wood from about ₹80 to ₹1,200 depending on whether it is real timber or a wood finish.
The three common materials overlap so much on price that moisture, finish and repair matter more than the rate. Below: how each is built, weight, damp and fire behaviour from maker data, and what a quote should include.
About the numbers below: these are market ranges, not one firm's price. They come from Design Cafe's national false ceiling cost guide (10 Sep 2026), its Pune guide (28 Jul 2026) and Chennai guide (14 Jan 2026), and NoBroker's Hyderabad PVC price guide (19 May 2026), each linked where used. No maker we checked, including Saint-Gobain Gyproc, publishes an installed rate. NoBroker says its rates exclude 18% GST; Design Cafe's Pune guide says most quotes cover material and framework only. Weights, fire ratings and service lives come from makers' data sheets and declarations, also linked.
| Material | Published installed range (₹ per sq ft) | Where it usually goes |
|---|---|---|
| POP (plaster of Paris) | 60 to 180 | Living rooms and bedrooms, curves and mouldings |
| Gypsum board | 75 to 150 | Living rooms, bedrooms, straight bands and trays |
| PVC panels | 70 to 230 | Bathrooms, kitchens, utility areas, balconies |
| Grid and mineral fibre tiles | 85 to 150 | Home offices, studios, commercial spaces |
| Metal | 150 to 300 | Verandas, commercial spaces |
| Wooden or wood finish | 80 to 1,200 | Feature ceilings, living rooms |
| Calcium silicate | No dated published rate found | Damp areas, fire-sensitive spaces |
The spread is mostly source and city. Design Cafe's national guide and its Pune guide start PVC at or below POP, while NoBroker's Hyderabad guide puts installed PVC at ₹160 to ₹185, above its POP (₹60 to ₹85) and gypsum (₹75 to ₹130), and up to ₹230 for premium printed panels.
Two quotes at the same rate can buy very different things. Before you compare, ask whether each of these is in or out:

A gypsum ceiling is a factory-made board screwed to a light steel grid. Saint-Gobain Gyproc's Gypframe Xpert system lists the parts: a perimeter channel along the walls, intermediate channels hung from the slab, and ceiling sections clipped under them, in steel 0.4 to 0.6 mm thick. Public tenders spell out the spacing. A June 2026 SBI bill of quantities hangs 0.9 mm intermediate channels at 900 mm centres and fixes ceiling sections across them at 457 mm centres. An April 2026 SBI tender uses 1200 mm and 450 mm, galvanised to 120 g per sq m of zinc under IS 277, with 12.5 mm board. Joints are taped and filled, then primed and painted.
POP is the same mineral, gypsum, heated into a powder and mixed with water on site. JK Cement describes a plasterer applying the paste and moulding it into shapes, which is why POP suits curves, cornices and mouldings. On site it is usually spread over a GI frame with wire mesh. We found no maker who publishes a full POP ceiling system, so the POP section in the diagram shows common site practice. Watch the word "POP" in quotes, too: the April 2026 SBI tender above finishes its gypsum board ceiling with paint over POP punning, so some contractors call a board ceiling with a POP skim a POP ceiling. Ask which it is.
PVC ceilings are long interlocking strips, factory finished, fixed to battens hung from the slab, with a trim at the walls. VOX's Infratop data sheet (written for its UAE market) specifies wooden battens and click-fit panels. NoBroker recommends panels at least 8 mm thick, since thinner ones are prone to sagging.
| POP | Gypsum board | PVC | |
|---|---|---|---|
| Weight | Heavier than board (Gyproc, JK Cement); no figure published | About 10 kg per sq m for 12.5 mm board | About 2 to 2.4 kg per sq m |
| Finish | Seamless; curves and mouldings | Seamless once jointed; flat or gently curved | Visible strip lines; wood and printed looks |
| Cracking | Cracks if mixed or cured badly | Joints can show if badly taped | Thin panels can sag |
| Damp rooms | Not suited | Moisture-resistant board only | Suited |
| Fire data from makers | None found | Class 1 surface spread of flame | B-s3,d0 for one VOX panel |
| Repair | Re-plaster and repaint | Cut out, patch, re-joint, repaint | Unclip and replace strips |
Gyproc says gypsum is much lighter than POP, but neither it nor JK Cement gives a POP figure. For board, Gyproc's environmental product declaration for its 12.5 mm fire and moisture resistant board uses 10.08 kg per sq m. VOX lists its PVC ceiling panels at 1.95 to 2.43 kg per sq m. So a PVC ceiling weighs roughly a fifth of a board ceiling, before the frame.
POP's finish depends on the plasterer. JK Cement says POP can crack if it is not mixed or cured correctly and that its durability depends heavily on the worker's skill. Gypsum board's weak points are its joints, which JK Cement says can show over time if not installed properly. Gyproc's Gypboard Plain product page gives the minimum bend radius as 3,600 mm for 12.5 mm board, which is why tight curves and mouldings are usually done in POP, often on top of a board ceiling. PVC does not crack like plaster, but the strip lines show.
In coastal cities such as Mumbai, Chennai or Kochi, ask for galvanised sections with a stated zinc coating, as the SBI tender does. Our guide to building near the sea covers salt air and steel. In the monsoon, a leak from the terrace or a bathroom above stains any ceiling, so fix the slab first; our waterproofing guide explains how. In drier cities such as Jaipur, standard board and POP both work in living rooms and bedrooms.
Damaged gypsum is cut out, patched, re-jointed and repainted; Gyproc says repairs are rarely needed and easy. POP is re-plastered, and matching an old moulding takes a good plasterer. PVC strips unclip and swap, so keep a few spares from the same batch, and ask for an access panel under any AC unit or valve (our guidance).
Lifespan figures vary with who is counting. Gyproc's blog says a well-built gypsum ceiling can easily last 20 years or more, and its board declaration assumes a 50-year service life for the board itself. NoBroker's Hyderabad guide gives PVC 8 to 12 years, gypsum 10 to 15 and POP 15 to 20. A declared service life is a modelling assumption for the material, not a guarantee of the finish; in practice paint, joints and leaks from above decide how long a ceiling looks good.
Wooden. Design Cafe's national guide gives ₹500 to ₹1,200 per sq ft, its Pune guide ₹180 to ₹350, and its Chennai guide ₹80 to ₹650 for wood or wood-finish ceilings. The gap is real timber versus wood-look finishes.
Grid and metal. A grid ceiling drops tiles into an exposed T-grid. Gyproc's grid system page lists main tees, 600 mm and 1200 mm cross tees and wall angles, carrying gypsum, mineral fibre or metal tiles. Tiles lift out for access. Design Cafe gives ₹85 to ₹150 per sq ft for grid and mineral fibre, and ₹150 to ₹300 for metal.
Calcium silicate. Ramco's environmental declaration for its Hilux board describes a fibre-reinforced, steam-cured board with a density of 900 kg per cubic m, stable after a 24-hour water soak, termite and fungus resistant, and marketed as 4-hour fire rated, with an estimated service life of 40 years. We found no dated, published installed rate per sq ft, so get it quoted.
PVC suits a bathroom, kitchen, utility area or covered balcony, where steam would mark plaster. It needs no paint and wipes clean. In a living room it reads as strips, and it is not always cheaper: NoBroker's installed PVC rate of ₹160 to ₹185 is above its gypsum range. For finishes that suit wet rooms, see our bathroom trends for 2027.
Rates are per sq ft of ceiling built. Take a 10 x 12 ft bedroom (120 sq ft) and the published ranges above:
| Design and material | Ceiling built | Cost before GST and lights |
|---|---|---|
| Full flat ceiling, POP (₹60 to ₹180) | 120 sq ft | ₹7,200 to ₹21,600 |
| Full flat ceiling, gypsum (₹75 to ₹150) | 120 sq ft | ₹9,000 to ₹18,000 |
| Full flat ceiling, PVC (₹70 to ₹230) | 120 sq ft | ₹8,400 to ₹27,600 |
| 1 ft 6 in band round the walls, gypsum | 57 sq ft | ₹4,275 to ₹8,550 |
| 5 x 8 ft bathroom, PVC | 40 sq ft | ₹2,800 to ₹9,200 |
A cove light along the inner edge of that band is about 32 running ft, or ₹4,800 to ₹9,600 at Design Cafe's Pune rate, plus 18% GST where it applies. Our separate guides to false ceiling design for a bedroom and for a hall with two fans cover the layouts themselves.
It depends on the city. NoBroker's Hyderabad guide puts POP below gypsum (₹60 to ₹85 against ₹75 to ₹130), while Design Cafe's Pune guide puts POP above it (₹100 to ₹180 against ₹90 to ₹150). Compare like-for-like quotes.
It works, but gypsum or POP gives a smoother, paintable surface. PVC earns its place in bathrooms, kitchens and balconies, where moisture would damage plaster or standard board.
Usually not. Design Cafe says fixtures, wiring and drivers are often separate, and prices cove lighting per running foot in Pune. Ask for lights, cut-outs, paint and GST as separate lines.
PVC, or moisture-resistant gypsum board such as Gyproc's MR board, which Gyproc lists for bathroom and kitchen ceilings. Avoid standard board and POP there.
A designer who details the frame, the board and the access panels will save you a broken ceiling later. Find interior designers on MOA and filter the directory by your city.
