What a 5 x 7 ft bathroom renovation costs in 2026, line by line in three tiers: demolition, waterproofing, CPVC plumbing, tiles, fittings at maker MRPs, glass, vanity, geyser, labour and GST.
Renovating a typical 5 x 7 ft bathroom in India costs about ₹0.9 to ₹1.1 lakh at a budget level, ₹1.7 to ₹1.9 lakh mid-range and ₹2.3 to ₹2.5 lakh and up for premium in 2026, if you strip it to the slab and rebuild it, priced line by line at makers' list prices. That is roughly ₹2,600 to ₹7,200 per sq ft of floor, because walls, fittings and glass drive the bill, not floor area.
About the numbers below: these are market ranges, not quotes. Product prices are makers' list prices including all taxes, labelled MRP where the maker's page does (Jaquar, Hindware, Cera, Orientbell, Havells), read on 22 Oct 2026; shops and the makers' own stores often sell below MRP. Civil items use CPWD's Delhi Schedule of Rates 2023, which prices supply and fixing at April 2023 Delhi rates with 18 per cent GST and contractor's profit included. Demolition, electrical and published totals come from NoBroker (updated 1 Jul 2026), HomeLane (undated, read 21 Oct 2026) and Urban Company's Bengaluru rate card (read 22 Oct 2026). Where we split a range into tiers or assume a quantity, we say so.
For the layers under the tiles see our waterproofing guide; for finishes, bathroom trends for 2027.
The worked example is a 5 x 7 ft bathroom (35 sq ft of floor) with a shower, a western WC and a basin, tiled to 7 ft on all walls: about 145 sq ft of wall tile and 35 sq ft of floor, plus 10 per cent wastage (our quantities).
| Budget | Mid | Premium | |
|---|---|---|---|
| Works, line by line | ₹0.92 to 1.07 lakh | ₹1.72 to 1.89 lakh | ₹2.35 to 2.52 lakh |
| With a 5 to 10% contingency | ₹0.97 to 1.18 lakh | ₹1.81 to 2.08 lakh | ₹2.46 to 2.78 lakh |
| Per sq ft of floor, before contingency | ₹2,640 to 3,070 | ₹4,920 to 5,410 | ₹6,700 to 7,210 |
The contingency is the 5 to 10 per cent our room-by-room interior cost guide uses; in a renovation it pays for what the strip-out uncovers. HomeLane puts a basic refresh at ₹50,000 to ₹75,000, a mid-range upgrade with waterproofing at ₹60,000 to ₹1.5 lakh and a full bathroom at ₹2.5 to ₹4 lakh and above (HomeLane). NoBroker's itemised bathroom comes to ₹61,000 to ₹1.6 lakh (NoBroker). Our middle tier is higher; the reasons are further down.
Figures in rupees for one 5 x 7 ft bathroom. MRPs include GST; CPWD rates include GST and the contractor's margin.

| Total | 92,300 to 1,07,400 | 1,72,200 to 1,89,300 | 2,34,500 to 2,52,500 |
NoBroker lists demolition and removal at ₹5,000 to ₹10,000. The work is the same whatever you rebuild with, so we use one range for every tier. Ask whether it includes breaking out the old sunken-floor filling and carting rubble out of the building.
About 9 m²: the floor, 300 mm up every wall and the shower walls higher (our quantity). CPWD's item 22.5, two coats of cement slurry with a waterproofing compound and polymer slurry at every joint and pipe, is ₹617.05 per m²; its heavier item 22.3, with plaster, bitumen and a PVC sheet, is ₹769.60 (CPWD DSR 2023, Vol. 2). It is one of the smallest lines in the table and the one that decides whether the flat below stays dry, so never let a contractor drop it to save money.
CPWD prices concealed CPVC, including fittings, cutting chases and making them good, at ₹497.80 a metre for 15 mm pipe and ₹537.60 for 20 mm (item 18.8). A 5 x 7 ft bathroom needs roughly 12 to 15 m of hot and cold lines to the shower, basin, WC, health faucet and geyser (our estimate), plus two floor traps at ₹854.55 to ₹1,996.50 each (item 17.60). Moving the WC or a trap means new drainage through the slab and the society's agreement.
Material, at Orientbell's MRPs including taxes, for 160 sq ft of wall and 40 sq ft of floor:
Laying is our arithmetic from CPWD. Its all-in rate for ceramic wall tiles on mortar, tile included, is ₹1,267.95 per m², about ₹118 per sq ft (item 8.31); take away a ₹70 tile and roughly ₹45 to ₹60 per sq ft is left for mortar, grout, labour and margin. Fixing tiles on polymer-modified adhesive is ₹753.25 per m², about ₹70 per sq ft (item 11.43, Vol. 1), which is what large slabs need; we allow up to ₹90 for slab handling (guidance).
| Tier | What we priced (MRP, incl. taxes) | Total |
|---|---|---|
| Budget | Hindware Alpha S-220 coupled closet ₹10,720; Hindware Fabio wall-hung basin ₹3,500; Jaquar Continental Prime pillar cock ₹2,425 and 3-in-1 wall mixer ₹8,450; 100 mm overhead shower ₹1,800; health faucet ₹1,275; two angle valves ₹2,950 | ₹31,120 |
| Mid | Jaquar Continental rimless one-piece WC ₹17,000; Laguna 450 mm table-top basin ₹7,900; Opal Prime basin mixer ₹5,550; Florentine Prime 3-in-1 wall mixer ₹11,400; 190 mm rain shower ₹4,050; hand shower ₹4,200; health faucet ₹1,275; angle valves ₹2,950 | ₹54,325 |
| Premium | Jaquar rimless wall-hung WC ₹19,300; concealed cistern with frame ₹10,325 and flush plate ₹1,600; Kubix Prime basin mixer ₹8,350; concealed high-flow diverter body ₹4,750 and trim ₹2,600; 200 mm rain shower ₹4,300 and arm ₹1,950; hand shower ₹4,200 on a ₹1,800 rail; health faucet ₹1,275; angle valves ₹2,950 | ₹63,400 |
The premium basin comes with the vanity below. For comparison, Cera lists its Cubica Pro wall-hung WC at an MRP of ₹9,490 and sells it on its own site at ₹7,592, which shows how far shop prices can sit below MRP. Brands are examples, not recommendations.
The budget tier keeps a curtain, which we have not priced. Jaquar's Alpha walk-in panel, one framed 10 mm fluted glass, 700 x 2000 mm, lists at ₹22,000. Its three-part sliding enclosure, two fixed glasses and a sliding door for 1000 to 1500 mm openings, lists at ₹40,000; a 5 ft room finishes at about 1500 mm after tiling, so measure before ordering. A local fabricator's fixed panel is the common middle path, but we found no published rate for one.
Budget: Cera's 800 x 600 mm shelf mirror, ₹4,800. Mid: Cera's Valorosa, a 580 mm wall-hung HDHMR cabinet with a marble top and framed mirror, ₹27,310, basin and tap extra. Premium: Cera's Arenza, a 780 mm cabinet with a light, an 810 mm basin and a 150 mm deep mirror cabinet, ₹39,630. A carpenter-built vanity can cost less or more.
NoBroker puts lighting and ventilation at ₹3,000 to ₹10,000; our tier split is guidance. Havells' 150 mm Ventilair DX fan has an MRP of ₹2,630. For the geyser: Havells' 10 L Monza Pro has an MRP of ₹10,390 (₹6,290 on Havells' store), Jaquar's 15 L Briza ₹11,500 and 15 L Elena ₹12,250. Keep a working geyser and the budget tier falls by about ₹10,000. A moisture-resistant gypsum ceiling is ₹1,529.10 per m² in CPWD's schedule (item 12.45.3) and calcium silicate board ₹1,572.30 (item 12.59.1).
Most labour is inside the CPWD supply-and-fix rates above. Urban Company's Bengaluru rate card lists toilet replacement from ₹1,699, wash basin installation at ₹479, a shower mixer at ₹389, shower and tap installation from ₹129 each and a jet spray from ₹199: about ₹3,020 for our kit (Urban Company). A wall-hung WC on a concealed frame or a concealed diverter is not on the card and costs more.
A per-sq-ft figure for a bathroom misleads, because the floor is the smallest surface. In our 5 x 7 ft example the walls take four times the tile of the floor, and the WC, mixers, glass and geyser cost the same in a bigger room. That is why our ₹2,640 to ₹7,210 per sq ft is far above NoBroker's ₹300 to ₹600 per sq ft, which counts materials only. A 5 x 8 ft bathroom adds about 20 sq ft of tile and laying, roughly ₹2,500 to ₹5,000 by our arithmetic, and little else.
A contract in which the firm supplies materials and renovates your bathroom is a works contract: the GST law's definition names "renovation" of immovable property, and the general rate is 18 per cent (GST Council). If you buy the products yourself, the GST is already in the MRP. The rate notification in force since 22 September 2025 puts ceramic tiles (6907), ceramic sanitaryware (6910), plastic pipes (3917), taps and valves (8481) and electric water heaters (8516) in its 9 per cent central tax schedule, which with the matching state tax makes 18 per cent (Notification 09/2025-Central Tax (Rate)). The September 2025 changes cut cement from 28 to 18 per cent but did not list these goods (GST Council, 56th meeting). So ask every quote to show GST as a separate line, and do not let it be charged twice on products you bought at MRP.
Plan on about 16 to 26 working days for a 5 x 7 ft bathroom, before waiting for materials or society permission. Only the curing time is fixed by a specification: CPWD's item 22.5 air-cures each slurry coat for 4 hours, then water-cures for 48 hours. The other durations are our guidance.
The order matters more than the speed: waterproofing before the plumbing, or pipe joints buried in the fill, are the classic mistakes. For how contractors bill each stage, see turnkey, item-rate or labour-rate contracts.
A separate 3 x 4 ft toilet with a western WC, health faucet and exhaust fan comes to roughly ₹39,000 to ₹47,000 at budget prices with the same sources: demolition, about 2.5 m² of waterproofing, 5 m of CPVC and one trap, 100 sq ft of tile and laying, the Hindware Alpha WC, a health faucet, an angle valve, fixing and a Havells fan (our arithmetic). For layouts, see the small-bathroom design guide in this series; for placement by direction, Vastu for bathrooms and toilets. MOA's free home cost calculator helps with the rest of the home.
For a 5 x 7 ft bathroom stripped to the slab, about ₹0.9 to ₹1.1 lakh budget, ₹1.7 to ₹1.9 lakh mid-range and ₹2.3 lakh and up premium, before contingency. It takes about 16 to 26 working days.
About ₹2,600 to ₹3,100 per sq ft of floor for budget work, ₹4,900 to ₹5,400 mid and ₹6,700 and up premium in our example.
A separate 3 x 4 ft toilet is roughly ₹39,000 to ₹47,000 at budget prices, including waterproofing, new lines, tiles and a western WC.
Not always. A supply-and-fix contract attracts 18 per cent GST; products bought at MRP already include it. Ask for GST as a separate line.
