Updated 17 Oct 2026: this list is built from the public profiles on Member of Architecture on that date. Details such as services and completed-project counts are supplied by each studio. Check the profile, and ask for references, before you appoint anyone.
There are 6 design practices in Nagpur listed on Member of Architecture: 4 architecture studios and 2 interior design studios. 4 of them have had their Council of Architecture registration verified, and 2 have published projects on MOA that you can look at before making contact. This page lists every one, with what they do and how to reach them directly.
How this list was put together
Worth being straight about the basis, because many "top architects" lists are advertising in disguise. This is not a ranking of the best architects in Nagpur: nobody can credibly produce that. It is every practice on MOA that works in the city, ordered by the work they have published on MOA and then by the number of completed projects they report.
No paid placements. Nobody paid to appear here, and MOA takes no commission on any project that follows.
Completed-project counts are self-reported by each studio and cover their whole career, not only the work shown on MOA.
COA verification means MOA has checked the architect's registration with the Council of Architecture. Only a registered architect may use the title "architect" in India, under the Architects Act, 1972.

Building rules in Nagpur: NMC, NIT, NMRDA and the UDCPR
Before you brief anyone, it helps to know who approves what. Nagpur works to the same state rulebook as most of Maharashtra: the Unified Development Control and Promotion Regulations (UDCPR), which under Regulation 1.1 apply to every planning authority and Regional Plan area in the state except Greater Mumbai and a short list of others, such as MIDC and NAINA. The Directorate of Town Planning publishes a copy consolidated to 30 January 2025, and our guide to building permission in Thane shows how the same regulations work in another city. What is particular to Nagpur:
Three planning bodies. Inside the city, the Nagpur Municipal Corporation's town planning department (in Marathi) describes itself as responsible for planning, land-use regulation and control of building work, and NMC's site points its "Building Plan" link to the state's Mahavastu portal. The Nagpur Improvement Trust is still operating: its website calls it a local planning authority under the state's Urban Development Department, takes Gunthewari applications online, and its development plan page says the revised Development Plan of Nagpur, sanctioned in part on 7 January 2000 and finally on 10 September 2001, is in force. NMC's own page notes a Smart City town planning scheme at Bharatwada, Punapur, Pardi and Bhandewadi that it is carrying out with NIT's consent. Beyond the city, the Nagpur Metropolitan Region Development Authority (NMRDA) plans the wider region. Ask which of the three covers your plot before you buy or brief a design.
City-only FSI rules. UDCPR Regulation 10.3 applies only to the NMC area. Outside the congested area, the basic FSI in the commercial zone is 2.00 for residential or mixed use and 2.50 for purely commercial use, and residential plots of 1,000 sq m or more, including amalgamated plots, get a basic FSI of 1.25 whatever the road width.
The metro corridor. Within 500 m either side of the Nagpur Metro line, Regulation 14.2.3 allows FSI above the base on payment of a premium, up to 4.00 in total. Both road width and plot area must qualify: a plot under 1,000 sq m on a road of 9 m or more tops out at 2.00, and only plots over 2,000 sq m on roads of at least 15 m reach 4.00. TDR cannot be used in the corridor.
NMRDA areas. Regulation 10.4 allows a 250 m residential belt along the 60 m Outer Ring Road on payment of a premium, and keeps improvement schemes sanctioned under the Nagpur Improvement Trust Act, 1936 valid where they now fall inside NMRDA's area. Housing in NMRDA's agriculture zone needs at least 15 hectares on a road at least 12 m wide, with 10% of the holding handed to the authority.
Scrutiny fee. Under Regulation 2.2.12, building scrutiny in Nagpur, as in Pune and Nashik, costs ₹5 per sq m of built-up area, paid when the application is filed and subject to any government orders.
The UDCPR has been amended many times, so treat these clauses as a starting point and ask your architect to confirm the current position for your plot.
Four questions worth asking before you appoint anyone
Most homeowners ask about fees first and regret it. These tell you more:
Have you built on a plot like mine, under the same authority? Approval processes differ by authority and zone. Someone who has filed with yours recently saves you months.
What is included, and where does your scope end? Concept drawings, construction drawings, approvals, liaison work and site supervision are often priced separately. Get the boundary in writing.
Who runs my project day to day? At a small studio it is the principal. At a larger one it may not be. That is fine, but you should know before you sign.
Can I speak to a client from two years ago? Recent clients are still in the honeymoon period. Older ones can tell you how the building aged and how overruns were handled.
Three models cover most of the Indian market: a percentage of project cost, a rate per square foot, or a fixed fee for a defined scope. Percentage fees are common on larger residential work, and per-square-foot pricing is more usual for apartment interiors and renovations. Ask which model a studio uses before discussing numbers, because the same total looks very different under each. Our guide to architect and interior designer fees goes into more detail.
Frequently asked questions
Do I need a registered architect to build in Nagpur?
You need a registered or licensed professional, though not necessarily an architect. UDCPR Regulation 2.2.1 says the application for building permission must be made through a registered architect, town planner or licensed engineer or supervisor, and Appendix C lets an architect registered with the Council of Architecture file without registering again with the authority. Interior work inside an existing flat usually does not need a permission, but anything affecting structure, plumbing stacks or the facade generally does, and housing societies have their own rules. Confirm with your local authority before you begin.
Is my plot under NMC, NIT or NMRDA?
Inside city limits, start with NMC's town planning department, but note that NIT's website still describes it as a local planning authority, so if your plot lies in an NIT scheme, ask which body will process the file. Outside city limits, check whether the plot is in NMRDA's area. Ask your architect to confirm the authority and the zone on the development plan before you buy.
How long does a residential project take?
Design and drawings typically take two to four months, approvals vary by authority and by how complete the file is, and construction of a full house usually takes a year or more. Apartment interiors are faster, commonly three to five months from design to handover.
Does MOA charge for introductions?
No. Enquiries go straight to the studio, with no commission on either side.
How do I check an architect's registration?
Look for COA verification on their MOA profile, or confirm their registration with the Council of Architecture. Our COA guide explains how.
