Rooms with two jobs, storage walls, sliding partitions, storage beds, compact kitchens and balconies as rooms: the 2027 small-flat trends, sourced, with a 2BHK plan.
Small apartment design in 2027 is about making every room do two jobs: rooms that switch roles, storage built into walls, sliding partitions, beds that store, kitchens planned to the centimetre, balconies used as rooms and pale surfaces that stretch the light. Here is each trend, its source, and how to use it in a 1BHK or 2BHK in an Indian city.
About the sources below: carpet areas come from developers' RERA-registered unit plans, and each trend cites a named source we opened: a furniture fair's magazine, a manufacturer, a paint brand or an MOA member's project. Plan room sizes are structure to structure, so the furnishable space is a little smaller. MOA's own judgement is marked "our view". Facts are as of 18 October 2026.
Carpet area is the only flat measurement defined in law: Section 2(k) of the RERA Act counts the usable floor inside your walls, internal partitions included, balcony excluded. Our explainer on carpet, built-up and super built-up area shows why brochure figures run far larger.
Two published examples show how compact new flats are:
| Project (city) | Unit | RERA carpet area | What else the plan shows |
|---|---|---|---|
| Godrej Splendour (Whitefield, Bengaluru) | 1BHK | 372 sq ft | Saleable area 605 sq ft; bedroom 10 x 10 ft; kitchen 10'9" x 4'9" |
| Godrej Splendour (Whitefield, Bengaluru) | 2BHK | 592 sq ft | Saleable area 981 sq ft; bedrooms 10 x 10 and 10 x 12 ft; two toilets of 4'6" x 7'6" |
| Mahindra Happinest Kalyan-2 (Kalyan, MMR) | 1BHK, type B | 398.91 sq ft | MahaRERA P51700076963 |
Sources: Godrej's Splendour brochure (Karnataka RERA PRM/KA/RERA/1251/446/PR/160622/005000) and Mahindra Lifespaces' project page. Averages are larger: ANAROCK figures reported by the Free Press Journal (February 2026) put the 2025 top-seven-city average at about 1,656 sq ft and the Mumbai region's at 904 sq ft, the smallest, without saying which area measure. imm cologne, the Cologne furniture fair whose next edition runs from 19 to 22 January 2027, lists "multifunctional furniture like tables that are used as a dining area or workspace" in its Future Living magazine. On MOA, Alen Studio's Ashwin Residence, a 700 sq ft concept for a home in Bangalore Rural (2025), shows it: dining table and sofa share one pale room.
In a 2BHK the hardest-working room is the second bedroom: study on weekdays, guest room when parents visit. Give it a sofa-cum-bed or day-bed, a fold-down desk and one full-height wardrobe. In the living room, a fold-down dining table with a storage bench frees the floor for a puja or homework. Our view: decide the second job before the carpenter starts, so desk, router and charging points are wired before the panelling.
The same imm cologne trend list names "cupboards that serve as storage space and walls", and its piece on micro-apartments describes furniture "that is completely built-in and optimises the space as a result". Indian flats have long done this with the loft.
Take wardrobes and the TV unit to the ceiling, and give the top to suitcases, quilts and festival boxes. Our wardrobe guide covers depths (a carcass of about 58 to 60 cm), lofts and sliding versus hinged. Our view: flush, grooved shutters in the wall colour make storage read as wall, not furniture. In monsoon cities, use moisture-resistant board on external walls and leave an air gap behind.
imm cologne lists "movable room dividers and partition walls" among its ideas for small homes. Manufacturers frame the case the same way: Häfele India says sliding systems are used "more often than not in applications that divide two rooms or where floor space is a constraint", and lists straight sliding, sliding-folding and synchromotion sliding for both doors and furniture (Häfele India).
A sliding or sliding-folding partition between living room and second bedroom (moves 3 and 4 on the plan) gives one large room by day and a private one at night; fluted glass passes light without showing the bed. Our view: in a joint family sound matters too, so ask for brush seals, and prefer a top-hung track, because floor tracks collect city dust and grit.
Storage under the mattress is now mainstream: IKEA India's range includes lift-up ottoman beds, bed frames with two or four storage boxes, and day-bed frames with storage at 80 x 200 cm (IKEA India). imm cologne adds that "the loft bed is making a comeback", which suits a child's room with a desk underneath.
Drawers need clear floor beside the bed; a lift-up (hydraulic) base needs none, but you lift the mattress to reach inside. Our view: drawers for weekly things, lift-up for seasonal bedding, and a base closed to the floor so dust has no gap to settle in. A window seat with drawers doubles as guest seating.
In a small flat, kitchen fit comes before finish. Our guide to modular kitchen layouts works out that a straight kitchen needs about 1.67 m of clear width and a parallel kitchen about 2.27 m. Now compare the published plans: the Splendour 1BHK kitchen is 3.27 x 1.46 m and the 2BHK kitchen 2.74 x 2.30 m, both measured structure to structure (Godrej Properties). The first fits only a tight straight run; the second fits a parallel layout on paper, with almost nothing spare once tiles go on.
Measure the finished width, not the brochure figure. Build upwards with a tall pantry and wall cabinets to the ceiling, and put the washing machine in the utility (the Splendour plans list utilities of 13 and 24 sq ft). Our view: lift-up wall shutters avoid head-bumps in a tight aisle.
Our view: this trend is driven by size. Once the living room is full, the balcony becomes the reading corner and morning-tea spot. It sits outside RERA carpet area, and many are narrow: the Splendour 1BHK balcony is 2.56 x 0.80 m and the 2BHK balcony 4.57 x 1.04 m.
At 0.8 m deep, a balcony takes planters and a drying rack; at a metre, a folding chair and a ledge table fit. Match the floor tone inside and out, fit mosquito mesh, and clear the drain before the monsoon. Before you glaze, wall in or raise a balcony floor, check your society's rules and the sanctioned plan; rules differ by city and building.
Asian Paints' guide to bringing more light into a home says "light colours reflect more light and help brighten up a room", and suggests placing mirrors opposite windows or near light sources to spread daylight (Asian Paints). The measure behind this is light reflectance value: Sherwin-Williams explains that LRV runs from 0, reflecting no light, to 100, reflecting all of it, and recommends higher-LRV colours for rooms with less daylight (Sherwin-Williams). On MOA, Artline Architects' Parel home in Mumbai (2026), listed at 520 sq ft, describes a neutral palette of beige, cream and natural wood.
Ask the dealer for the LRV of shortlisted shades and pick the higher one for the darkest room. Put a full-length mirror on a wardrobe shutter or facing the balcony door (move 11). Our view: pale need not mean white; soft beiges and light greens hide city dust better.
Bathrooms are where small flats are smallest: both toilets in the Splendour 2BHK plan are 1.38 x 2.30 m, about 4'6" x 7'6" (Godrej Properties). No forecast sits behind this section; these are our views.
It varies by project, so check the RERA plan. Godrej Splendour in Bengaluru publishes a 372 sq ft 1BHK and a 592 sq ft 2BHK, and Mahindra Happinest Kalyan-2 a 398.91 sq ft 1BHK, all RERA carpet area.
Storage to the ceiling in the wall colour, sliding doors, higher-LRV paint, a mirror opposite the balcony door, and storage beds to keep the floor clear.
Furnishing it as a sit-out is the simple option. Before glazing, walling in or raising its floor, check your society's rules and sanctioned plan, and ask an architect.
