What a 3BHK interior costs in 2026, line by line: kitchen, three wardrobes, ceilings, painting and bathrooms in budget, mid and premium tiers, plus GST, design fees, timeline and a quotation checklist.
A full 3BHK interior in India costs roughly ₹6.5 lakh to ₹11 lakh at a budget level, ₹12 lakh to ₹19 lakh mid-range and ₹21 lakh upwards for premium, before GST, for a flat of about 1,450 sq ft carpet area. Add a design fee, a contingency and 18 per cent GST and the amount you actually pay is closer to ₹8.5 to ₹16 lakh, ₹15 to ₹28 lakh and ₹27 lakh upwards.
About the numbers below: these are market ranges, not quotes. Each line is built from figures published by NoBroker (7 May 2026), Design Cafe (30 Jan and 16 Sep 2026), HomeLane (9 Jan 2026 and its 2026 Thane wardrobe page) and Asian Paints (read 21 Oct 2026). Where we split a published range into tiers or assume a quantity, we say so. The GST rate is from the GST Council. Get itemised quotes for your own flat.
Below, a 3BHK priced line by line, the way a good quotation does it, and why the result sits lower per square foot than the bands in our room-by-room interior cost guide.
The worked example is a 3BHK with 1,450 sq ft of carpet area, the middle of the usual 1,300 to 1,600 sq ft. Design Cafe puts most 3BHK carpet areas between 1,100 and 1,600 sq ft (Design Cafe). Always work from carpet area, as our carpet, built-up and super built-up explainer shows.
| Budget | Mid | Premium | |
|---|---|---|---|
| Works, room by room (before GST) | ₹6.6 to 11.3 lakh | ₹11.8 to 19.2 lakh | ₹21 to 31 lakh and up |
| With design fee, contingency and 18% GST | about ₹8.5 to 16 lakh | about ₹15 to 28 lakh | about ₹27 to 45 lakh |
| All-in, per sq ft of carpet area | about ₹590 to ₹1,120 | about ₹1,060 to ₹1,910 | about ₹1,890 to ₹3,120 |
The all-in row assumes a design fee of 5 to 12 per cent and a contingency of 5 to 10 per cent of the works, the ranges in our room-by-room guide, with GST at 18 per cent on the lot. Budget packages often include design, which lowers that figure. Published totals agree with these bands: NoBroker puts Pune 3BHK packages at ₹7 to 12 lakh, ₹12 to 20 lakh and ₹20 to 30 lakh (NoBroker), and Design Cafe puts a full mid-range 3BHK at ₹10 to 15 lakh.
Figures are in lakh, before GST. Quantities are for the 1,450 sq ft example.

| Bathrooms: 2 / 2 / 3 | Per bathroom: ₹40,000 to 70,000 / ₹0.7 to 1.1 lakh / ₹1.1 to 1.5 lakh | 0.8 to 1.4 | 1.4 to 2.2 | 3.3 to 4.5 |
| Total works | 6.6 to 11.3 | 11.8 to 19.2 | 21 to 31 |
Priced by running foot of cabinets, with the countertop, chimney and hob often listed separately. NoBroker's Pune figures run from ₹1.5 to 2 lakh for a laminate kitchen to ₹3 to 4 lakh and more for glass or PU shutters with a quartz top; HomeLane's two Bengaluru 3BHKs had kitchens of ₹2.5 lakh and ₹6 lakh (HomeLane). Our modular kitchen price guide in this series covers per-running-foot rates in detail.
Priced per sq ft of shutter face, and lofts count. Our 180 sq ft is an assumption: an 8 ft wardrobe in the master bedroom and 6 ft ones in the other two, each 9 ft high with its loft. HomeLane prices wardrobes in Thane at ₹1,500 to ₹2,400 per sq ft (HomeLane), and our earlier guide used ₹1,200 to ₹2,200 for hinged laminate; we split ₹1,200 to ₹2,400 across the tiers. The result matches Design Cafe's ₹1.8 to 4.5 lakh for three wardrobes. Sliding shutters cost more, as our wardrobe guide explains.
Priced per unit: TV unit, crockery unit, foyer storage, a pooja unit. HomeLane's budget Bengaluru home spent about ₹80,000 on its TV unit; Design Cafe puts living and dining at ₹1.5 to 3 lakh; NoBroker's premium living and dining add up to ₹3.7 to 6 lakh, including some ceiling work.
Our allowance, not a published line. NoBroker prices three bedrooms whole (wardrobe, storage bed, dresser, ceiling) at ₹3.3 to 5.8 lakh basic and ₹5.8 to 9.5 lakh premium. Take away our wardrobe line and roughly ₹1 to 5 lakh is left for beds, a study and dressers. Budget fit-outs often keep existing beds.
Ceiling is priced per sq ft of ceiling covered, not per sq ft of flat. NoBroker gives ₹70 to 110 basic and ₹110 to 185 premium; Design Cafe gives ₹75 to 180 for gypsum. Our tiers cover the living and dining room only, then add the master bedroom, then the whole flat. Electrical uses NoBroker's ₹50,000 to ₹90,000 for wiring and ₹90,000 to ₹1.5 lakh for lights, switches and fittings; premium needs both. Painting is priced per sq ft of surface painted. Asian Paints' example gives a 2BHK of 800 to 1,200 sq ft carpet about 2,500 to 3,500 sq ft of paintable area, roughly three times the carpet area, so we use 4,300 sq ft. Its Bangalore rates are ₹14 to 22 per sq ft for basic repainting and ₹25 to 45 for premium painting (Asian Paints).
Per bathroom, using NoBroker's three bands. In a new flat the bathrooms are usually tiled already; retiling, waterproofing or moving plumbing is civil work and costs more.
Our Bangalore, Mumbai and Pune 2BHK guides apply per-sq-ft bands of ₹1,000 to 1,500, ₹1,500 to 2,500 and ₹2,500 and up. Applied to 1,450 sq ft, the mid band would give ₹22 to 36 lakh before GST. The room-by-room build above gives ₹12 to 19 lakh. We think the room-by-room figure is the better guide for a 3BHK, for three reasons:
Once fee, contingency and GST are added, the mid all-in figure of about ₹1,060 to ₹1,910 per sq ft overlaps the lower half of that band, and the 1,400 sq ft 3BHK in our designer fees guide, budgeted at ₹28 lakh, sits at the top of our mid all-in range. Use the table, not a single rate.
A turnkey interior, where the firm supplies materials and fits them into your flat, is a works contract. The GST law defines a works contract as one for fitting out, improvement, renovation or alteration of immovable property in which goods pass to the client, and treats it as a supply of service. The general entry for such contracts is taxed at 18 per cent (GST Council, works contract services).
We checked whether the September 2025 rate changes moved this. The 56th GST Council's construction-sector changes, effective 22 September 2025, moved three government and offshore works-contract entries from 12 to 18 per cent and left the general rate where it was (GST Council, 56th meeting recommendations). A separate design fee also attracts 18 per cent, as our designer fees guide sets out with the notification. On the diagram's mid example, GST alone is about ₹3.2 lakh.
Our room-by-room guide puts a separate design fee at 5 to 12 per cent of the works, or a fixed amount: about ₹0.6 to ₹2.3 lakh on a mid-tier 3BHK. NoBroker notes some firms charge separately for consultation and 3D views. Our fees guide works through a 1,400 sq ft 3BHK to show how per sq ft, percentage and lump-sum fees behave; its ₹3.5 lakh figure is an illustration, not a market rate.
A package price usually means woodwork. NoBroker's essential Pune package (modular kitchen, standard wardrobes, basic TV unit, minimal false ceiling) is ₹7 to 12 lakh; Design Cafe's essentials tier (kitchen, three wardrobes and a TV unit in laminate) is ₹7 to 10 lakh. HomeLane's budget Bengaluru 3BHK came to ₹5.7 lakh. Painting, electrical, bathrooms and furniture often sit outside, so compare a package with the first three lines of our table, not the total.
Design Cafe says city alone moves the same design by 10 to 20 per cent, with Mumbai highest and Hyderabad lowest among the metros. NoBroker's city comparison, published in May 2026:
| City | 3BHK interior, approx. (NoBroker) |
|---|---|
| Mumbai | ₹15 to 40 lakh |
| Delhi NCR | ₹12 to 35 lakh |
| Bangalore | ₹10 to 30 lakh |
| Pune | ₹7 to 25 lakh |
| Hyderabad | ₹8 to 22 lakh |
| Chennai | ₹8 to 20 lakh |
For Chennai, Design Cafe's January 2026 guide quotes a lower ₹5 to 10 lakh for a 3BHK (Design Cafe Chennai), which reads as a woodwork scope. For Bangalore, HomeLane's two finished 3BHKs came to ₹5.7 lakh and ₹15 lakh. Studios that work in your city: Bangalore, Chennai and Pune.
| Stage | Typical time |
|---|---|
| Brief, measurement and design | 3 to 6 weeks (our guidance; it depends on how fast you decide) |
| Factory-made modular work, final design to handover | 45 to 60 days (Design Cafe); 55 to 65 days, or 75 to 90 for complex work (NoBroker) |
| Civil work such as bathrooms and tiling | adds 3 to 4 weeks (Design Cafe) |
| Society limits on hours and lift use | can add weeks (our room-by-room guide) |
Our room-by-room guide puts a two or three bedroom flat at three to five months from finalised design to handover. Nestle 602, the Raipur 3BHK pictured above, took about four months, according to its project description on MOA.
Before you ask for quotes, try MOA's free home cost calculator: its interiors option prices the kitchen by size and shape and wardrobes by shutter area.
For about 1,450 sq ft of carpet area, roughly ₹6.6 to 11.3 lakh at a budget level, ₹11.8 to 19.2 lakh mid-range and ₹21 lakh upwards for premium, before GST. With a design fee, contingency and GST, budget about ₹8.5 to 16 lakh, ₹15 to 28 lakh and ₹27 lakh upwards.
Yes, for a focused scope. Design Cafe puts a realistic middle-class 3BHK budget at ₹8 to 11 lakh: a plywood-and-laminate kitchen and three wardrobes, with false ceiling in the living room only.
Yes: the interiors option in MOA's free home cost calculator prices items one by one for your city.
Not always. Works contracts attract 18 per cent GST. On a ₹15 lakh scope that is ₹2.7 lakh, so ask every firm to show it separately.
Usually three to five months from final design to handover, less if the work is factory-made and there is no civil work.
