What it costs to renovate a 10 to 25 year old flat in 2026: light, medium and full-gut tiers for a 2BHK, priced line by line, with society rules, timeline, GST and the order of work.
Home renovation in India costs about ₹70 to ₹110 per sq ft for a light refresh, ₹640 to ₹890 per sq ft for a medium renovation and ₹1,150 to ₹1,640 per sq ft for a full gut in 2026, priced line by line for a 2BHK of 900 sq ft carpet area. That is roughly ₹0.65 to ₹1 lakh, ₹5.8 to ₹8 lakh and ₹10.4 to ₹14.8 lakh before a contingency, for a flat or house that is 10 to 25 years old.
About the numbers below: these are market ranges, not quotes. Civil items use CPWD's Delhi Schedule of Rates 2023 (April 2023 Delhi prices, 18 per cent GST included). Painting is from Asian Paints, electrical from NoBroker (updated 1 Jul 2026) and Urban Company, all read 22 Oct 2026; bathroom, kitchen, ceiling and wardrobe lines reuse the sourced figures in MOA's other cost guides. Quantities and tier splits are our assumptions, and we say where.
Renovating is a different job from doing up a new flat, which our room-by-room interior cost guide covers. Here is the extra work, priced, and the order that stops you paying twice.
| Light refresh | Medium | Full gut | |
|---|---|---|---|
| What changes | Paint, switches, small fixes | + floors over old tiles, both bathrooms, kitchen, partial rewiring | + floors relaid, full rewiring, doors, wardrobes |
| 2BHK, 900 sq ft, before contingency | about ₹0.65 to 1 lakh | ₹5.8 to 8 lakh | ₹10.4 to 14.8 lakh |
| Per sq ft of carpet area | ₹70 to 110 | ₹640 to 890 | ₹1,150 to 1,640 |
| With a 5 to 10% contingency | ₹0.67 to 1.1 lakh | ₹6.1 to 8.8 lakh | ₹10.9 to 16.3 lakh |
| Time on site (our guidance) | 1 to 2 weeks | 6 to 10 weeks | 11 to 17 weeks |
NoBroker publishes renovation tiers of ₹500 to ₹800, ₹1,000 to ₹1,500 and ₹1,800 to ₹2,500 per sq ft, and totals of ₹2.5 to ₹12 lakh for 800 sq ft and ₹3 to ₹15 lakh for 1,000 sq ft (NoBroker). It does not say what each tier contains or whether GST is in. Our full gut sits inside its totals; our light tier is far below its basic one because it leaves floors, bathrooms and kitchen alone. Compare scope, not rates.
A new flat arrives tiled, waterproofed and wired, so its interior quote is mostly woodwork, ceiling and paint. A 10 to 25 year old home needs the shell redone first:
The worked example is a 2BHK of 900 sq ft carpet area: about 750 sq ft of rooms and passage, an 80 sq ft kitchen and two bathrooms. Asian Paints gives a 2BHK of 800 to 1,200 sq ft carpet about 2,500 to 3,500 sq ft of paintable wall and ceiling; we use 2,800. Figures in lakh.

Asian Paints prices a 2BHK repaint at ₹35,000 to ₹55,000 in economy paint, ₹60,000 to ₹95,000 in standard emulsion and ₹1 lakh to ₹1.8 lakh for a premium finish, with putty, primer and labour (Asian Paints). CPWD's putty, primer and two coats of premium emulsion add up to ₹372.80 per m², about ₹35 per sq ft (items 13.80, 13.85.3, 13.83.2), or ₹97,000 for our flat.
Laying 600 x 600 mm double-charged vitrified tiles on a 20 mm mortar bed costs ₹1,453.65 per m² in CPWD's schedule (item 11.41A.1.1), about ₹135 per sq ft. Over sound old tiles you drop the mortar bed (deduct ₹850.10, item 11.42) and fix with polymer-modified adhesive instead (₹753.25, item 11.43): ₹1,356.80 per m², about ₹126 per sq ft. The real saving is no breaking and no debris.
It only works on a sound floor. ARDEX says the old tiles must have no loose or drummy tiles, with 100 per cent adhesive coverage (ARDEX TB117); LATICRETE lists existing ceramic tile and stone as a substrate for its 335 adhesive (LATICRETE). Our guidance: tap every tile, and expect to trim doors, as the floor rises by a tile plus about 3 mm.
Urban Company's Bengaluru card lists a switchboard repair or replacement from ₹149 and a fan from ₹99, labour only (Urban Company); switches are extra. NoBroker's ₹40 to ₹120 per sq ft for electrical upgrades gives ₹36,000 to ₹1.08 lakh for 900 sq ft.
Bathrooms use our bathroom renovation cost guide in this series: ₹0.92 to ₹1.07 lakh for a budget 5 x 7 ft bathroom stripped to the slab, ₹1.72 to ₹1.89 lakh mid-range, from CPWD rates and maker MRPs. That is more than the ₹40,000 to ₹1.5 lakh per bathroom in our 1BHK and 3BHK guides, which assume a new flat's bathroom is already tiled and waterproofed. The kitchen uses HomeLane's Hyderabad bands of ₹2,200 to ₹2,800 and ₹2,800 to ₹4,000 per sq ft of cabinet plus a granite or quartz counter, as in our modular kitchen price guide. Ceilings use the gypsum range in our false ceiling guide; wardrobes, the ₹1,200 to ₹2,400 per sq ft of shutter in our 3BHK guide.
Rules differ by state and building, so read your society's registered bye-laws. Maharashtra's model bye-laws are the clearest published example:
Working hours. The national Noise Rules bar sound-emitting construction equipment in residential areas from 10 pm to 6 am (rule 5A(3), Noise Pollution (Regulation and Control) Rules, 2000). Daytime hours, lift use and deposits are each society's call, with no published standard we could find; get them in writing. Our Mumbai 2BHK guide has more on Mumbai societies.
Debris. The BMC's Debris on Call collects up to 500 kg free in Mumbai (BMC). Elsewhere, make removal a line in the quote.
Our guidance: stay for a light refresh, moving furniture room by room. Stay through a medium renovation only if the bathrooms are done one at a time and the kitchen is out for a few weeks at most. For a full gut, move out, and budget three to four months of rent, packing and storage.
Allow 3 to 6 weeks for survey, design, quotes and society approval, then about 11 to 17 weeks on site for a full gut. Only the tests and curing are fixed: CPWD's bathroom waterproofing air-cures each coat for 4 hours, then water-cures for 48 (item 22.5), and IS 2065 wants new supply lines absolutely watertight with all taps shut (IS 2065: 1983, clause 14.3).
Three rules do most of the work:
Add terrace waterproofing, exterior paint (Asian Paints gives ₹20 to ₹55 per sq ft in Bengaluru) and any structural repair, which needs a structural engineer and, for structural changes, municipal permission. On contracting, see our guide to turnkey, item-rate and labour-rate contracts.
A firm that supplies materials and renovates your home is doing a works contract, which the GST law defines to include renovation, at a general rate of 18 per cent (GST Council). Products you buy yourself carry GST in their MRP. In our table, the CPWD and MRP-based lines, about 40 per cent of the full gut, include GST; the other sources do not say. On a ₹12 lakh quote plus GST, add ₹2.16 lakh. Ask for GST as a separate line.
Bank of Baroda's Home Improvement Loan, for example, funds repairs and renovation of an existing house or flat: up to ₹50 lakh, at most 15 years, a 25 per cent margin and a floating repo-linked rate (Bank of Baroda). Check your own bank's current rates.
