What a 2BHK interior costs in Hyderabad in 2026, line by line for a 900 sq ft flat in three tiers, with every figure marked as works before GST or all-in, plus locality, flat-size and package differences.
A full 2BHK interior in Hyderabad costs about ₹4.9 lakh to ₹8.1 lakh at a budget level, ₹9.4 lakh to ₹16 lakh mid-range and ₹16.8 lakh to ₹24.9 lakh and up for premium, for the works alone before GST, priced line by line for a flat with 900 sq ft of carpet area. Add a design fee, a contingency and 18 per cent GST and the all-in amount you actually pay is about ₹6.3 to ₹11.6 lakh, ₹12.1 to ₹23 lakh and ₹21.9 lakh upwards.
About the numbers below: these are market ranges, not quotes. Every figure is labelled either works before GST (the interior work itself) or all-in (works plus design fee, contingency and 18 per cent GST). Lines come from Hyderabad pages by NoBroker (10 Apr 2026), Design Cafe (25 Feb 2026), HomeLane (29 Jan 2026) and Asian Paints, read 29 Oct 2026, and from national figures where no Hyderabad figure exists. None of the Hyderabad pages says whether its prices include GST. Where we split a range or assume a quantity, we say so.
This guide uses the same eight lines, tiers, fee, contingency and GST treatment as our national 2BHK cost guide in this series. For the method, see our room-by-room interior cost guide; for other cities, our Bangalore, Mumbai and Pune 2BHK guides.
The worked example is a 2BHK with 900 sq ft of carpet area: a living and dining room, two bedrooms, a kitchen and two bathrooms. NoBroker's Hyderabad guide describes a 2BHK in the city as a 700 to 1,100 sq ft apartment, so 900 sits in the middle. Price from carpet area, the floor inside your walls, not the super built-up figure, as our carpet, built-up and super built-up explainer shows.
| Budget | Mid | Premium | |
|---|---|---|---|
| Works, line by line, before GST | ₹4.9 to 8.1 lakh | ₹9.4 to 16 lakh | ₹16.8 to 24.9 lakh and up |
| All-in: with design fee, contingency and 18% GST | about ₹6.3 to 11.6 lakh | about ₹12.1 to 23 lakh | about ₹21.9 to 35.9 lakh |
| Works before GST, per sq ft of carpet area | about ₹540 to ₹900 | about ₹1,040 to ₹1,770 | about ₹1,870 to ₹2,770 |
| All-in, per sq ft of carpet area | about ₹700 to ₹1,290 | about ₹1,350 to ₹2,550 | about ₹2,430 to ₹3,990 |
The all-in rows add a design fee of 5 to 12 per cent and a contingency of 5 to 10 per cent of the works, then 18 per cent GST on the lot. Budget packages often include design free.
Figures are in lakh, works before GST, for the 900 sq ft example.

Our tiers are NoBroker's Hyderabad kitchen bands: ₹1.2 to 1.8 lakh essential, ₹2 to 3.5 lakh standard and ₹3.8 to 5.5 lakh premium (NoBroker). HomeLane's Hyderabad guide agrees: ₹1.9 to 4.8 lakh for an apartment kitchen, or ₹2,200 to ₹4,000 and more per sq ft of cabinetry, with electrical and plumbing changes quoted separately (HomeLane). HomeLane calls the L-shape the city's most popular layout; our kitchen layouts guide explains how the shape changes the running feet.
Priced per sq ft of shutter, lofts included. Our 126 sq ft assumes an 8 ft and a 6 ft wardrobe, each 9 ft high with its loft. Design Cafe's Hyderabad guide gives ₹1,200 to ₹1,850 and more per sq ft (Design Cafe Hyderabad), and HomeLane says a 6 ft modular wardrobe in Hyderabad starts at about ₹65,000 (HomeLane wardrobes). A 6 by 9 ft wardrobe at our budget ₹1,200 rate comes to ₹64,800. Sliding shutters cost more; see our wardrobe guide.
Both lines are priced per unit and keep the national figures, because NoBroker's Hyderabad room prices include loose furniture and are not like for like. Our budget tier keeps the beds you own; premium is our allowance for custom pieces.
Ceiling is priced per sq ft of ceiling covered, not per sq ft of flat. Design Cafe gives ₹60 to ₹120 per sq ft for gypsum or POP in Hyderabad, which we split into budget and mid. It gives no premium rate, so the premium tier keeps the national ₹150 to ₹185. The tiers cover the living room, then the master bedroom too, then every room but kitchen and bathrooms.
Electrical has no Hyderabad 2BHK figure we could verify. NoBroker's ₹12,000 to ₹22,000 for electrical extras reads to us as small changes, not new lights and fittings, so we keep the national allowance.
Painting uses Asian Paints' 2BHK example of 2,500 to 3,500 sq ft of paintable surface (Asian Paints). Its Hyderabad page gives ₹18 to ₹35 per sq ft for repainting, ₹25 to ₹45 for fresh interior painting and ₹35 to ₹80 and more for premium finishes, and ₹25,000 to ₹70,000 for a whole 2BHK (Asian Paints Hyderabad). Our budget and mid lines sit inside that. It says texture finishes cost more than standard paint but gives no rate, so get a quote for a texture wall.
The tiers are NoBroker's Hyderabad figures for both bathrooms together. In a new flat they are usually tiled and waterproofed already; retiling or moving plumbing is civil work and costs more.
Labour is cheaper than in other metros. Design Cafe's September 2026 city table gives a typical 2BHK at ₹6.5 to 9.5 lakh in Hyderabad, against ₹7 to 10 lakh in Bengaluru and Chennai, ₹7 to 11 lakh in Delhi NCR and ₹8 to 12 lakh in Mumbai, and puts the gap down to relatively lower labour costs (Design Cafe). It does not say whether those figures include GST.
Locality still matters. NoBroker's guide says Gachibowli costs 12 to 18 per cent more than Kukatpally because of labour at ₹800 to ₹1,200 a day, that Banjara Hills and Jubilee Hills carry a 15 to 20 per cent premium, and that KPHB, Miyapur and Kompally come in 10 to 15 per cent lower. These are one firm's estimates, so treat them as a guide.
Flats are bigger. Anarock data reported by Siasat put the average new flat in Hyderabad at about 2,600 sq ft in 2025, up from 2,299 sq ft in 2023 and the largest of the seven big cities; it covers every size of flat, and 3BHK and 4BHK units are a growing share (Siasat). For 2BHKs, NoBroker's only locality example is a 750 sq ft flat in KPHB or Miyapur, with interiors from about ₹5 to 6 lakh. We found no source giving typical 2BHK sizes for Gachibowli, Kondapur or Kukatpally, so take the carpet area from your sale agreement or the Telangana RERA project listing.
A bigger flat changes the rate more than the total: the kitchen, wardrobes and bathrooms cost about the same in 700 or 1,100 sq ft.
Heat shapes the material choice. NoBroker points to summers above 40°C and recommends BWR plywood, quartz rather than marble on counters, and lighter laminates. Our Hyderabad building materials guide covers the city's heat in more depth. Painting is not dearer here: Asian Paints puts Hyderabad in the same ₹18 to ₹45 per sq ft band as Bengaluru, Chennai and Delhi, with Mumbai at ₹20 to ₹50.
Neither is a whole flat priced line by line, and neither says whether GST is in. Design Cafe's range lands almost exactly on our mid tier's kitchen, wardrobe, living and ceiling lines (₹5.45 to 8.98 lakh, works before GST).
Those guides use per-sq-ft bands of ₹1,000 to 1,500, ₹1,500 to 2,500 and ₹2,500 and up. Priced line by line, the bands match the all-in amount, with fee, contingency and GST, not the works alone, so read them as all-in figures.
A turnkey interior, where the firm supplies materials and fits them into your flat, is a works contract under GST law, taxed at 18 per cent (GST Council, works contract services). On the mid example in the diagram, GST alone is about ₹2.6 lakh. A separate design fee also attracts 18 per cent. We use 5 to 12 per cent of the works; NoBroker's Hyderabad page lists fixed design fees of ₹25,000 to ₹80,000. Our designer fees guide compares the ways designers charge.
NoBroker gives 10 to 14 weeks for standard work. HomeLane says a Hyderabad kitchen usually finishes in 45 days or less, and Design Cafe allows about 45 days of factory production and 15 of installation after design sign-off.
For a first number on your own flat, MOA's free home cost calculator prices interiors by city, including the kitchen by size and shape and wardrobes by shutter area.
For about 900 sq ft of carpet area: roughly ₹4.9 to 8.1 lakh budget, ₹9.4 to 16 lakh mid-range and ₹16.8 lakh upwards premium, for the works before GST. All-in, with design fee, contingency and 18 per cent GST: about ₹6.3 to 11.6 lakh, ₹12.1 to 23 lakh and ₹21.9 lakh upwards.
In our example, about ₹540 to ₹900 per sq ft of carpet area for budget works and ₹1,040 to ₹1,770 mid, before GST; about ₹700 to ₹1,290 and ₹1,350 to ₹2,550 all-in.
HomeLane puts an apartment kitchen at ₹1.9 to 4.8 lakh and NoBroker at ₹1.2 to 5.5 lakh across its tiers. Neither page says whether GST is included, so ask.
Add a third wardrobe, a third bathroom and more ceiling and paint to the lines above. Our 3BHK cost guide in this series prices it in full.
None of the Hyderabad price pages we read says so. Works contracts attract 18 per cent GST, so ask for it as a separate line.
