What a 2BHK interior costs in Chennai in 2026, line by line for a 900 sq ft flat in three tiers, before GST and all-in, with Chennai firms' prices and where BWP plywood and stainless hardware are worth paying for.
A full 2BHK interior in Chennai costs about ₹5.4 lakh to ₹8.7 lakh in works at a budget level, ₹9.6 lakh to ₹15.8 lakh mid-range and ₹16 lakh upwards for premium, before GST, priced line by line for a flat of about 900 sq ft carpet area. All-in, once you add a design fee, a contingency and 18 per cent GST, plan on about ₹7 to ₹12.5 lakh, ₹12.5 to ₹22.7 lakh and ₹21 lakh upwards.
About the numbers below: these are market ranges, not quotes. Every figure is labelled either works, before GST (the interior work itself) or all-in (works plus a design fee of 5 to 12 per cent, a contingency of 5 to 10 per cent and 18 per cent GST on all of it). The lines are built from figures published by Design Cafe (30 Jan and 23 Sep 2026), HomeLane (Chennai pages, updated 2 May 2026), NoBroker (7 May and 6 Aug 2026), Asian Paints (6 Jul 2026) and Greenply (9 Jul 2026), all read on 29 Oct 2026. The firms' own Chennai figures do not say whether GST is included, so we show them as published. Get itemised quotes for your own flat.
The method matches our national 2BHK cost guide, coming soon in this series. For other cities, see our Bangalore, Mumbai and Pune guides.
The worked example is a 2BHK with 900 sq ft of carpet area: a living and dining room, two bedrooms, a kitchen and two bathrooms. Work from carpet area, not super built-up, as our carpet area explainer shows.
| Budget | Mid | Premium | |
|---|---|---|---|
| Works, before GST | ₹5.4 to 8.7 lakh | ₹9.6 to 15.8 lakh | ₹16 to 23.4 lakh and up |
| Works per sq ft of carpet, before GST | about ₹600 to ₹970 | about ₹1,070 to ₹1,760 | about ₹1,780 to ₹2,600 |
| All-in: works, fee, contingency and 18% GST | about ₹7 to 12.5 lakh | about ₹12.5 to 22.7 lakh | about ₹21 to 34 lakh |
| All-in per sq ft of carpet | about ₹780 to ₹1,390 | about ₹1,390 to ₹2,530 | about ₹2,310 to ₹3,740 |
The low end of each all-in range uses a 5 per cent fee and 5 per cent contingency; the high end, 12 and 10 per cent, as in our room-by-room interior cost guide.
All figures are in lakh, works before GST, for the 900 sq ft example.

We checked each line against what Chennai firms publish; none points to a Chennai premium or discount, so the lines match the national guide.
Our tiers follow NoBroker's bands: ₹1.5 to 2 lakh for laminate, ₹2 to 3 lakh for acrylic or membrane, ₹3 lakh and more for glass or PU with a quartz top (NoBroker). In Chennai, HomeLane prices a 2BHK kitchen at ₹1.5 to 3 lakh (HomeLane Chennai) and Design Cafe says kitchens start at ₹2 to 2.5 lakh (Design Cafe Chennai). Layout sets the running feet: see our kitchen layouts guide.
Priced per sq ft of shutter, lofts included; our 126 sq ft assumes an 8 ft and a 6 ft wardrobe, each 9 ft high with its loft. HomeLane's Chennai page gives ₹65,000 and up for a basic 6 ft wardrobe and ₹85,000 and up for an 8 ft one, together the bottom of our budget line. It also says a ₹65,000 hinged wardrobe costs about ₹95,000 with sliding shutters (HomeLane Chennai wardrobes). Our wardrobe guide compares the two.
Priced per unit. Design Cafe's September 2026 guide puts living and dining at ₹1 to 2 lakh and up, and both bedrooms' furniture at ₹3 to 4 lakh and up (Design Cafe). Our budget tier keeps the beds you own. A pooja unit is also priced per unit; we found no dated Chennai price for one.
False ceiling is priced per sq ft of ceiling covered. Our rates are NoBroker's national ₹70 to 185; we found no dated, Chennai-specific ceiling rate to check them against. Electrical is our allowance, scaled from NoBroker's 3BHK wiring and fittings figures, because we found no published 2BHK figure.
Painting does have a Chennai figure. Asian Paints lists Chennai at ₹18 to ₹45 per sq ft, the same band as Bengaluru, Hyderabad and Delhi (Asian Paints, July 2026). Its 2BHK example has 2,500 to 3,500 sq ft of paintable surface (Asian Paints). At Chennai rates that is about ₹45,000 to ₹1.58 lakh, inside our three painting bands. Asian Paints adds that damp patches need extra preparation and a 10 to 15 per cent buffer.
NoBroker's three per-bathroom bands, for two bathrooms. Retiling or moving plumbing is civil work and costs more.
Chennai is coastal, warm and humid, and takes most of its rain from October to December, as our Chennai building materials guide sets out. Inside a flat, that affects the cabinet board, the hardware and termites.
IS 303, the standard for general-purpose plywood, has two grades. Its boiling-water grade (BWR, which makers sell as BWP) is tested by boiling samples for 8 hours and drying them for 16, three times over; the moisture-resistant MR grade is soaked at 60°C for 3 hours instead (IS 303:1989 with amendments). Both HomeLane and Design Cafe recommend BWP for Chennai's humidity.
It costs more. Greenply, a plywood maker, gives about ₹55 to ₹80 per sq ft for 18 mm MR and ₹115 to ₹180 for 18 mm BWP, roughly double. It recommends BWP for kitchen cabinets and bathroom vanities, finds MR acceptable for dry bedroom wardrobes, and warns against MR on a wall that stays damp (Greenply). Spend on BWP where water is.
Our tiers do not price board grade separately, and we found no published figure for the extra cost of BWP across a whole 2BHK. Ask each quote to name the grade unit by unit; a cheap one using MR or particleboard throughout will rise when you ask for BWP in the kitchen.
Our guide to building near the sea explains why stainless grade matters outdoors on the coast. Indoors the exposure is milder, but kitchen and bathroom hinges and channels sit in damp air for years; HomeLane says it uses "corrosion-tested hardware" for Chennai. Our guidance: ask for stainless hinges, channels and handles in the kitchen and bathrooms, named by brand, especially near the sea.
HomeLane says its BWP and HydroGuard boards resist termites at the core. Greenply says termite and borer resistance depends on the maker and should be confirmed before buying. Get it in writing for the board in your quote.
What four firms publish for a Chennai 2BHK, as read on 29 Oct 2026. None says whether GST is included:
A package price is mostly woodwork in a fixed catalogue of finishes. Compare it with the first three lines of our table (kitchen, wardrobes, living and dining): ₹3.7 to 5.1 lakh budget and ₹5.1 to 8 lakh mid, works before GST. HomeLane's ₹4 to 6 lakh essentials fit that. Civil work, appliances and curtains are often excluded, Design Cafe notes.
Our published Bangalore, Mumbai and Pune guides use per-sq-ft bands of ₹1,000 to 1,500, ₹1,500 to 2,500 and ₹2,500 and up. Measured against this line-by-line build, those bands are closer to the all-in figure than to works before GST, so read them as all-in.
The same pages give 3BHK figures: HomeLane ₹8 to 16 lakh for a full home and ₹6 to 8 lakh for modular essentials; Design Cafe ₹5 to 6 lakh basic and ₹7 to 10 lakh high-end; NoBroker a minimum of ₹4 to 7 lakh. Line by line, add a third wardrobe, a third bathroom and more ceiling and paint; our 3BHK cost guide, coming soon in this series, does it in full.
A turnkey interior, where the firm supplies materials and fits them into your flat, is a works contract under GST and attracts 18 per cent (GST Council). On the mid example above, GST alone is about ₹2.65 lakh. A separate design fee is also taxed at 18 per cent; our designer fees guide compares per-sq-ft, percentage and lump-sum fees.
On time, Design Cafe gives 30 to 45 days for factory-made work after design sign-off, plus 2 to 3 weeks for civil work; NoBroker's Chennai page says 45 to 90 days. Our guidance: if you can, schedule painting outside the October to December rains.

For about 900 sq ft of carpet area: ₹5.4 to 8.7 lakh budget, ₹9.6 to 15.8 lakh mid and ₹16 lakh upwards premium, as works before GST; about ₹7 to 12.5 lakh, ₹12.5 to 22.7 lakh and ₹21 lakh upwards all-in.
Two Chennai firms publish ₹5 to 16 lakh, depending on scope and finish: Design Cafe ₹5 to 10 lakh, and HomeLane ₹8 to 16 lakh for a full home. Neither says whether GST is included. A line-by-line 3BHK budget adds a wardrobe, a bathroom and more ceiling and paint to the 2BHK table.
BWP for the kitchen, bathroom vanities and anything on a damp wall; MR is acceptable for wardrobes and units in dry rooms. BWP costs about twice as much per sq ft, by Greenply's July 2026 prices.
The firms' published Chennai prices do not say. Works contracts attract 18 per cent, so ask for GST as a separate line before comparing totals.
