What a 2BHK interior costs in 2026, line by line for a 900 sq ft flat: kitchen, two wardrobes, ceilings, painting and bathrooms in three tiers, plus GST, packages, city prices and a quote checklist.
A full 2BHK interior in India costs roughly ₹5.4 lakh to ₹8.7 lakh at a budget level, ₹9.6 lakh to ₹15.8 lakh mid-range and ₹16 lakh to ₹23 lakh and up for premium, before GST, priced line by line for a flat of about 900 sq ft carpet area. Add a design fee, a contingency and 18 per cent GST and the amount you actually pay is closer to ₹7 to ₹12.5 lakh, ₹12.5 to ₹22.7 lakh and ₹21 lakh upwards.
About the numbers below: these are market ranges, not quotes. Each line is built from figures published by Design Cafe (13 Feb and 23 Sep 2026), HomeLane (8 Jan 2026 and its 2026 Thane wardrobe page), NoBroker (7 May 2026) and Asian Paints, all read 22 Oct 2026. Where we split a published range into tiers, scale it to a 2BHK or assume a quantity, we say so. The GST rate is from the GST Council. Get itemised quotes for your own flat.
This is the national guide. For city detail, see our Bangalore, Mumbai and Pune 2BHK cost guides; for the method behind each room, our room-by-room interior cost guide.
The worked example is a 2BHK with 900 sq ft of carpet area, the middle of the 850 to 950 sq ft that many new 2BHKs offer: a living and dining room, two bedrooms, a kitchen and two bathrooms. Work from carpet area, the floor inside your walls, not the super built-up figure, as our carpet, built-up and super built-up explainer shows.
| Budget | Mid | Premium | |
|---|---|---|---|
| Works, line by line (before GST) | ₹5.4 to 8.7 lakh | ₹9.6 to 15.8 lakh | ₹16 to 23.4 lakh and up |
| With design fee, contingency and 18% GST | about ₹7 to 12.5 lakh | about ₹12.5 to 22.7 lakh | about ₹21 to 34 lakh |
| All-in, per sq ft of carpet area | about ₹780 to ₹1,400 | about ₹1,390 to ₹2,520 | about ₹2,320 to ₹3,750 |
The all-in row assumes a design fee of 5 to 12 per cent and a contingency of 5 to 10 per cent of the works, the ranges in our room-by-room guide, with GST at 18 per cent on the lot. Budget packages often include design, which lowers that figure. Design Cafe's September 2026 guide puts full interiors for a mid-range 2BHK at ₹7 to 10 lakh, or roughly ₹900 to ₹1,500 per sq ft of carpet area (Design Cafe); that sits between our budget and mid tiers, because its scope covers the kitchen, wardrobes, living and dining furniture, ceiling and painting, and lists new electrical points and bathroom fittings as exclusions.
Figures are in lakh, before GST, for the 900 sq ft example. The method, line names, wardrobe rates and bathroom bands are the same as in our 1BHK and 3BHK cost guides in this series, so the three can be compared.
| Line | How it is priced | Budget | Mid | Premium |
|---|---|---|---|---|
| Kitchen | Per running ft of base and wall cabinets | 1.5 to 2 | 2 to 3 | 3 to 4.5 |
| Wardrobes ×2, 126 sq ft of shutter with lofts | Per sq ft of shutter: ₹1,200 to 1,500 / ₹1,500 to 2,000 / ₹2,000 to 2,400 | 1.5 to 1.9 | 1.9 to 2.5 | 2.5 to 3 |
| Living and dining: TV unit, crockery, shoe and foyer storage | Per unit | 0.7 to 1.2 | 1.2 to 2.5 | 2.5 to 4 |
| Beds, study and dressers | Per unit | 0 to 0.8 | 1.5 to 3 | 3 to 4.5 |
| False ceiling: 250 / 400 / 550 sq ft covered | Per sq ft of ceiling: ₹70 to 110 / ₹110 to 150 / ₹150 to 185 | 0.18 to 0.28 | 0.44 to 0.6 | 0.83 to 1.02 |
| Electrical and lighting | Per point, plus fittings | 0.35 to 0.6 | 0.6 to 1 | 1 to 1.6 |
| Painting, about 2,500 to 3,500 sq ft of wall and ceiling | Per sq ft painted | 0.35 to 0.55 | 0.6 to 0.95 | 1 to 1.8 |
| Bathrooms ×2 | Per bathroom: ₹40,000 to 70,000 / ₹0.7 to 1.1 lakh / ₹1.1 to 1.5 lakh | 0.8 to 1.4 | 1.4 to 2.2 | 2.2 to 3 |
| Total works | 5.4 to 8.7 | 9.6 to 15.8 | 16 to 23.4 |
Priced by running foot of cabinets, with countertop, chimney and hob often listed separately. Design Cafe gives ₹1.5 lakh to ₹4 lakh and upwards for a 2BHK kitchen. Our tiers are NoBroker's bands: ₹1.5 to 2 lakh for laminate, ₹2 to 3 lakh for acrylic or membrane, ₹3 to 4 lakh and more for glass or PU with a quartz top (NoBroker), capped by us at ₹4.5 lakh. Layout changes the running feet, as our kitchen layouts guide explains.
Priced per sq ft of shutter face, and lofts count. Our 126 sq ft is an assumption: an 8 ft wardrobe in the master bedroom and a 6 ft one in the second, each 9 ft high with its loft. HomeLane prices wardrobes in Thane at ₹1,500 to ₹2,400 per sq ft (HomeLane), and our earlier guide used ₹1,200 to ₹2,200 for hinged laminate; we split ₹1,200 to ₹2,400 across the tiers. The result matches Design Cafe's ₹60,000 to ₹1.5 lakh per wardrobe. Sliding shutters cost more, as our wardrobe guide explains.
Both are priced per unit. Design Cafe puts living and dining (TV unit, seating, dining furniture) at ₹1 to 2 lakh and upwards, and both bedrooms (beds, side tables, study units) at ₹3 to 4 lakh and upwards; its Delhi guide gives ₹1.2 to 3 lakh for a living room (Design Cafe Delhi). Our budget tier keeps the beds you own; premium is our allowance for custom pieces.
Ceiling is priced per sq ft of ceiling covered, not per sq ft of flat. NoBroker gives ₹70 to 110 basic and ₹110 to 185 premium; Design Cafe gives ₹75 to 180 for gypsum. Our tiers cover the living and dining room, then add the master bedroom, then every room but the kitchen and bathrooms.
Electrical has no published 2BHK figure we could find. NoBroker's 3BHK figures are ₹50,000 to ₹90,000 for wiring and ₹90,000 to ₹1.5 lakh for lights, switches and fittings; we scaled them to about two-thirds. Treat this line as our allowance.
Painting comes straight from Asian Paints' 2BHK example: a flat of 800 to 1,200 sq ft carpet has about 2,500 to 3,500 sq ft of paintable surface, costing ₹35,000 to ₹55,000 in economy paint, ₹60,000 to ₹95,000 in standard emulsion and ₹1 lakh to ₹1.8 lakh for a premium finish (Asian Paints).
Two bathrooms, using NoBroker's three per-bathroom bands. In a new flat the bathrooms are usually tiled and waterproofed already; retiling, waterproofing or moving plumbing is civil work and costs more.
Our Bangalore, Mumbai and Pune 2BHK guides apply per-sq-ft bands of ₹1,000 to 1,500, ₹1,500 to 2,500 and ₹2,500 and up. On 900 sq ft those give ₹9 to 13.5 lakh, ₹13.5 to 22.5 lakh and ₹22.5 lakh upwards. Our line-by-line works come out about a third lower. Our all-in figures, with fee, contingency and GST, land almost on the bands.
Why the gap, in plain terms:
For a 900 sq ft 2BHK, plan on the table: works first, then fee, contingency and GST on top.
A package price usually means woodwork in a fixed catalogue of finishes. Two published examples:
Compare a package with the first three lines of our table (₹3.7 to 5.1 lakh budget, ₹5.1 to 8 lakh mid), not with the total. Design Cafe lists what its quotes usually leave out: civil work and plumbing shifts, new electrical points, appliances, curtains and loose furniture, bathroom fittings, painting unless mentioned, and GST if quoted separately.
Design Cafe says city alone shifts the same design by about 10 to 20 per cent. Its mid-range 2BHK figures, published in September 2026:
| City | Mid-range 2BHK, approx. (Design Cafe) |
|---|---|
| Mumbai | ₹8 to 12 lakh |
| Delhi NCR | ₹7 to 11 lakh |
| Bengaluru | ₹7 to 10 lakh |
| Chennai | ₹7 to 10 lakh |
| Hyderabad | ₹6.5 to 9.5 lakh |
Its Delhi guide gives ₹4.5 to 6.5 lakh budget, ₹7 to 10 lakh mid and ₹11 to 15 lakh and up for luxury; the page's per-sq-ft rates imply a much smaller flat, so we use only its totals. Painting moves by city too: Asian Paints gives ₹14 to 22 per sq ft for basic repainting in Bangalore, ₹15 to 40 in Mumbai and ₹12 to 35 in Delhi. We found no dated 2026 2BHK figure we could verify for Kolkata, Ahmedabad or Thane, so price the lines above with local quotes.
Our city guides cover local rules: Mumbai on society permission and debris, Pune on UDCPR and licensed electrical work.
Everything above assumes a new flat: tiled, waterproofed and wired by the builder, so the quote is mostly woodwork, ceiling and paint. A 10 to 25 year old 2BHK often needs the shell redone first: tiles broken out, bathrooms stripped to the slab, rewiring and new doors. That is a different estimate, which our home renovation cost guide in this series prices line by line; add the woodwork lines from this table on top.
A turnkey interior, where the firm supplies materials and fits them into your flat, is a works contract under GST law: fitting out or renovating immovable property with goods passing to the client. The general rate is 18 per cent (GST Council, works contract services). On the diagram's mid example, GST alone is about ₹2.6 lakh.
A separate design fee also attracts 18 per cent. Our room-by-room guide puts it at 5 to 12 per cent of the works, about ₹0.5 to ₹1.9 lakh on a mid-tier 2BHK, or a fixed amount. Our designer fees guide compares per-sq-ft, percentage and lump-sum fees.
Design Cafe gives 30 to 45 days for factory-made modular work after final design sign-off, and 2 to 3 weeks more for civil work. Our room-by-room guide puts a two or three bedroom flat at three to five months from finalised design to handover, once society limits on working hours and lift use are counted.
MOA's free home cost calculator has an interiors option for flats: it prices the kitchen by its size and shape and wardrobes by shutter area, for your city. Use it for a first number, then compare it with the table and with itemised quotes.
For about 900 sq ft of carpet area, roughly ₹5.4 to 8.7 lakh at a budget level, ₹9.6 to 15.8 lakh mid-range and ₹16 lakh upwards for premium, before GST. With a design fee, contingency and GST, budget about ₹7 to 12.5 lakh, ₹12.5 to 22.7 lakh and ₹21 lakh upwards.
About ₹600 to ₹970 per sq ft of carpet area for budget works and ₹1,070 to ₹1,750 for mid, before GST, in our example; about ₹780 to ₹1,400 and ₹1,390 to ₹2,520 all-in. Smaller flats have higher rates because the kitchen and bathrooms cost the same.
Usually a modular kitchen, a wardrobe in each bedroom and a TV unit. Mid packages add beds, dining and a living room ceiling. Painting, electrical, bathrooms and loose furniture are often outside.
Not always. Works contracts attract 18 per cent GST. On a ₹12 lakh scope that is ₹2.16 lakh, so ask every firm to show it separately.
