What a 2BHK interior costs in Delhi, Noida, Gurugram, Ghaziabad and Faridabad in 2026, priced line by line for a 900 sq ft flat, with every figure labelled works before GST or all-in, plus GRAP rules for winter work.
A full 2BHK interior in Delhi NCR costs about ₹5.4 lakh to ₹8.7 lakh at a budget level, ₹9.6 lakh to ₹15.8 lakh mid-range and ₹16 lakh to ₹23.4 lakh and up for premium. Those are works figures before GST, priced line by line for a flat of about 900 sq ft carpet area in Delhi, Noida, Gurugram, Ghaziabad or Faridabad. Add a design fee, a contingency and 18 per cent GST and the all-in amount you pay is about ₹7 to ₹12.5 lakh, ₹12.5 to ₹22.7 lakh and ₹21 lakh upwards.
About the numbers below: these are market ranges, not quotes. Every figure is labelled works, before GST or all-in (design fee, contingency and 18% GST included). Line rates come from Design Cafe, NoBroker, HomeLane, Livspace and Asian Paints pages dated June 2025 to September 2026, checked against Design Cafe's Delhi, Noida and Gurugram guides, Interior Company's Delhi page and CPWD's Delhi Schedule of Rates 2023 (whose rates include GST), all read on 29 Oct 2026. Where we split a range into tiers or assume a quantity, we say so. Get itemised quotes for your own flat.
The method matches our national 2BHK cost guide in this series. For other cities, see our Bangalore, Mumbai and Pune 2BHK guides.
| 900 sq ft carpet area | Budget | Mid | Premium |
|---|---|---|---|
| Works, before GST | ₹5.4 to 8.7 lakh | ₹9.6 to 15.8 lakh | ₹16 to 23.4 lakh and up |
| Works per sq ft, before GST | about ₹600 to ₹970 | about ₹1,070 to ₹1,760 | about ₹1,780 to ₹2,600 |
| All-in: fee, contingency and 18% GST | about ₹7 to 12.5 lakh | about ₹12.5 to 22.7 lakh | about ₹21 to 34 lakh |
| All-in per sq ft | about ₹780 to ₹1,390 | about ₹1,380 to ₹2,530 | about ₹2,310 to ₹3,750 |
The all-in rows add a design fee of 5 to 12 per cent and a contingency of 5 to 10 per cent of the works, the ranges in our room-by-room interior cost guide, then GST at 18 per cent on the lot. Packages that include design lower the figure.
NCR flats run large. ANAROCK found the average flat size in Delhi-NCR rose to 1,890 sq ft in 2023, across all configurations, the steepest rise among the top seven cities (Outlook Business, from PTI). For a 2BHK, ANAROCK's NCR market report benchmarks rents on a flat measuring 1,000 sq ft, and quotes prices on built-up area, across micro-markets from Greater Noida West and Sector 150 to Dwarka Expressway and New Gurugram (ANAROCK, Q2 2025). Design Cafe's Gurugram guide describes a typical 2BHK there as 900 to 1,200 sq ft.
Price on carpet area, the floor inside your walls, not built-up or super built-up; our carpet, built-up and super built-up explainer shows why. We use 900 sq ft of carpet area. In a smaller flat the kitchen, wardrobes and bathrooms cost about the same, so the rate per sq ft rises; in a larger one, ceiling and painting grow with the area while the rest barely moves.
Figures are works in lakh, before GST, for the 900 sq ft example. The last column is what NCR sources publish for the same line.
| Line | Budget | Mid | Premium | NCR check |
|---|---|---|---|---|
| Kitchen, per running ft | 1.5 to 2 | 2 to 3 | 3 to 4.5 | Design Cafe Delhi ₹1.5 to 4 lakh |
| Wardrobes ×2, 126 sq ft of shutter with lofts | 1.5 to 1.9 | 1.9 to 2.5 | 2.5 to 3 | HomeLane Gurugram from ₹65,000 for a 6 ft laminate wardrobe |
| Living and dining: TV unit, crockery, shoe and foyer storage | 0.7 to 1.2 | 1.2 to 2.5 | 2.5 to 4 | Design Cafe Delhi ₹1.2 to 3 lakh |
| Beds, study and dressers | 0 to 0.8 | 1.5 to 3 | 3 to 4.5 | Design Cafe Noida ₹1.5 to 3 lakh for both bedrooms |
| False ceiling: 250 / 400 / 550 sq ft covered | 0.18 to 0.28 | 0.44 to 0.6 | 0.83 to 1.02 | CPWD Delhi: ₹126 per sq ft all-in for gypsum board |
| Electrical and lighting | 0.35 to 0.6 | 0.6 to 1 | 1 to 1.6 | No NCR figure found |
| Painting, about 2,500 to 3,500 sq ft of wall and ceiling | 0.35 to 0.55 | 0.6 to 0.95 | 1 to 1.8 | Asian Paints Delhi ₹12 to 35 per sq ft |
| Bathrooms ×2 | 0.8 to 1.4 | 1.4 to 2.2 | 2.2 to 3 | Design Cafe Delhi ₹50,000 to 1.2 lakh for bathroom and utility |
| Total works, before GST | 5.4 to 8.7 | 9.6 to 15.8 | 16 to 23.4 |
Our tiers are NoBroker's bands: ₹1.5 to 2 lakh with laminate shutters, ₹2 to 3 lakh in acrylic or membrane, ₹3 to 4 lakh and more in glass or PU with a quartz top (NoBroker), capped by us at ₹4.5 lakh. NCR pages agree: Design Cafe gives ₹1.5 to 4 lakh in Delhi (Design Cafe Delhi) and, in Noida, ₹1.3 to 1.8 lakh for a basic kitchen and ₹3 to 4 lakh for a detailed L or U (Design Cafe Noida). Layout changes the running feet, as our kitchen layouts guide explains.
Priced per sq ft of shutter, lofts included. Our 126 sq ft assumes an 8 ft and a 6 ft wardrobe, each 9 ft high with its loft, at ₹1,200 to ₹1,500, ₹1,500 to ₹2,000 and ₹2,000 to ₹2,400 per sq ft. HomeLane's Gurugram page starts a simple 6 ft laminate wardrobe at about ₹65,000, our budget rate if it runs full height with a loft, and puts acrylic, PU or glass shutters with sliding gear or mirrors at ₹1.2 to 1.6 lakh (HomeLane Gurugram). If that is for the same size, budget above our premium rate for sliding glass. Our wardrobe guide compares sliding and hinged.
Priced per unit. Design Cafe gives ₹1.2 to 3 lakh for a Delhi living room, ₹1 to 3.5 lakh in Gurugram (Design Cafe Gurugram) and ₹1.5 to 3 lakh for both bedrooms in Noida. Our budget tier keeps the beds you own; premium is our allowance for custom pieces such as a wrap-around upholstered headboard.
False ceiling is priced per sq ft covered: NoBroker gives ₹70 to 110 basic and ₹110 to 185 premium. Delhi has a public benchmark: CPWD's Delhi Schedule of Rates 2023 prices a 12.5 mm gypsum board ceiling on a galvanised frame at ₹1,355.80 per sq m, about ₹126 per sq ft, excluding painting (item 12.45.1, CPWD DSR 2023 Vol. 1). The schedule builds 18 per cent GST into every item, so that is all-in: about ₹107 before GST, inside our mid tier, at April 2023 Delhi prices.
Painting uses Asian Paints' 2BHK example of 2,500 to 3,500 sq ft of paintable surface, and its Delhi interior rate of ₹12 to 35 per sq ft (Asian Paints). CPWD sits in the same band, GST included: two coats of premium acrylic emulsion at ₹142.80 per sq m, about ₹13 per sq ft, or about ₹35 with putty and primer (our sum of items 13.80, 13.85.3 and 13.83.2) (CPWD DSR 2023 Vol. 2).
Electrical has no NCR figure we could find. We scaled NoBroker's 3BHK wiring and fittings figures to about two-thirds; treat this line as our allowance.
Two bathrooms on NoBroker's per-bathroom bands; Design Cafe's Noida figure is ₹60,000 to 1.5 lakh. Retiling, waterproofing or moving plumbing is civil work and costs more.
Design Cafe's three NCR guides, all from February 2026, give similar package totals, shown in the chart below. Its national guide of September 2026 puts a typical Delhi NCR 2BHK at ₹7 to 11 lakh, citing "wide vendor and labour variation" (Design Cafe). Interior Company prices a Delhi 2BHK package at ₹1,000 to 1,200 per sq ft, or ₹8 to 11 lakh (Interior Company), and Livspace describes a Gurugram 2BHK, full home design excluding the kitchen, on a ₹7 to 8 lakh budget (Livspace).
Those totals match our first four lines, the woodwork: ₹3.7 to 5.9 lakh budget and ₹6.6 to 11 lakh mid. Packages leave out most of the rest: Design Cafe lists new electrical points, bathroom fittings, painting unless mentioned, and GST as common exclusions. Two cautions. The per-sq-ft rates on Design Cafe's Delhi and Gurugram pages (₹1,800 to 2,200 for budget) do not reconcile with their own totals, so use the totals. And our published Bangalore, Mumbai and Pune guides apply per-sq-ft bands that land close to the all-in figure here, fee and GST included, rather than to the works alone.
NCR spans Delhi, Haryana and Uttar Pradesh, and each sets its own minimum wages. CPWD's 2023 schedule uses Delhi's minimum wages from April 2023, or the central rate if higher: ₹897 a day for a first-class carpenter, ₹816 for a painter and ₹736 for a beldar, before GST and contractor's profit. Those are floors, not market rates. Asian Paints calls Delhi labour slightly more affordable than Mumbai's and Bangalore's. We found no source comparing interior labour rates across Noida, Gurugram, Ghaziabad and Faridabad.
You can hire a carpenter to build joinery in the flat, or order factory-made modular units. Design Cafe, which sells modular, concedes a carpenter-made kitchen can cost less at the start, while noting the mess of building it at home (Design Cafe, February 2026). We found no reliable figure for the gap. Design Cafe's national guide gives 30 to 45 days for factory-made work after final design sign-off, and its Noida and Gurugram guides plan about 90 days from first meeting to move-in.
In the smog season, NCR's Graded Response Action Plan (GRAP) can stop dusty work. When Stage III was invoked on 29 Oct 2022, the Delhi Pollution Control Committee's direction banned cutting and fixing of tiles and stone, grinding, waterproofing, demolition and the loading and unloading of construction materials, but let "plumbing works, interior decoration, electrical works and carpentry related works" continue (DPCC direction). In early January 2026 the Commission for Air Quality Management revoked Stage III, letting private construction resume (News On AIR), and the Commission revised the GRAP schedule on 28 September 2026 (News On AIR), so check the order in force.
Our guidance: if a bathroom needs retiling or waterproofing, do it first, ideally before the end of October, and put a winter allowance in the contingency. We found no NCR-wide rule on working hours, lift use or deposits, so get your RWA or AOA rules in writing too.
A turnkey interior is a works contract under GST and attracts 18 per cent (GST Council). On the mid example that is about ₹2.65 lakh. A separate design fee attracts 18 per cent too; our designer fees guide compares per-sq-ft, percentage and lump-sum fees. Remember that a rate taken from CPWD's schedule already includes GST: do not add it twice.
For a first number, MOA's free home cost calculator has an interiors option for flats in New Delhi, Gurugram, Ghaziabad and Faridabad. It asks for built-up area, not carpet area, so check which figure you enter.
For about 900 sq ft of carpet area, ₹5.4 to 8.7 lakh budget, ₹9.6 to 15.8 lakh mid and ₹16 lakh upwards premium, works before GST; about ₹7 to 12.5, ₹12.5 to 22.7 and ₹21 lakh upwards all-in.
We found no source showing a consistent gap between NCR towns, so use the same lines. Design Cafe's mid packages, mainly woodwork, are ₹6 to 10 lakh in Noida and ₹7 to 10 lakh in Gurugram.
About ₹1.5 to 2 lakh in laminate, ₹2 to 3 lakh in acrylic and ₹3 to 4.5 lakh in glass or PU, works before GST. Countertop, chimney and hob may be extra.
The 2022 Stage III direction let plumbing, interior decoration, electrical and carpentry work continue, and stopped tile cutting, grinding, waterproofing and demolition. Check the current CAQM order and your society's notice.
